Source: the Google listing for ATS Happy Trails, read on 26 September 2026, showing 16 of 904 reviews. Reviews belong to their authors and appear with the name, rating and date Google publishes. A Google listing collects ratings from residents, visitors and sales-office walk-ins alike, so read the words rather than the average.

Where the numbers on this page come from

ATS Happy Trails is an occupied, ready to move project, so unlike most of the sector it has a review base large enough to mean something. 904 Google ratings is a real sample. It is also the only sample on this list that is large enough for the average to be stable, which is why the number below is worth quoting at all.

Everything else is thin or misattributed. Square Yards carries six reviews. MouthShut carries an ATS score built from complaints about other ATS projects. NoBroker carries a discussion thread from around ten different authors between February 2022 and September 2023, which is the most useful qualitative material available even though it is too small to average.

SourceScoreReviewsCheckedWhat it is worth

4.4904 ratings26 September 2026Large enough to be meaningful. Mixes residents, visitors and sales walk-ins, which is normal for a Maps listing.
Square Yards4.06 reviews26 September 2026Too small to average. Check the author label on each one before you weigh it.
NoBroker

No scoreAbout 10 authors26 September 2026Feb 2022 to Sep 2023. Opinion is split rather than uniform, which is a good sign that it is unmanaged.
MouthShut1.3939 reviews26 September 2026Not this project. This is the ATS builder score and the identical figure appears on Le Grandiose, Pristine and Knightsbridge. Ignore it here.

Two things are true of almost every property review site and are worth knowing before you read any of these numbers. First, MouthShut scores a builder, not a project: the same ATS or ACE average is printed on every one of that developer’s projects, so it tells you nothing about a specific address. Second, Square Yards review sets tend to arrive in batches and a large share are written by brokers rather than residents, which is why we print the author type and the dates rather than only the average.

What reviewers actually raise

We are not going to paraphrase 904 Google ratings into invented resident quotes, which is what most Noida review pages do. What we can tell you is where the disagreement sits and what to test yourself.

The Google average of 4.4 on a delivered project of this size usually means the building works and the friction is in services rather than structure. The NoBroker thread is split rather than uniformly positive, so the negative view exists and is worth reading in full at source before you decide. The six Square Yards reviews are not a second opinion; at that sample size a single broker changes the average.

What the sample size lets you conclude, and what it does not

  1. You can rely on the direction, not the decimal. 4.4 from 904 tells you most people who rated it were satisfied. It does not tell you that it is better than a project rated 4.5 from 30.
  2. A Maps listing is not a residents’ poll. Anyone who visited the sales office can rate it. Read the written reviews rather than the star average, and weight the ones that mention living there.
  3. The oldest reviews matter most on a delivered project. A 2022 review of a handed over tower is about how the building has aged. A 2026 review may be about a site visit.
  4. Possession was quoted as October 2025 while the project is marketed as ready to move. That gap is worth asking about directly, tower by tower, because it decides whether you are buying a finished home or a nearly finished one.

The record you can check yourself

Reviews are opinion. The registration record is not, and it is the part of a project you can verify without trusting anyone, including us. Every figure below is on the UP RERA portal or in ATS material, and we have marked where the source is a channel partner rather than the developer.

RERA registrationUPRERAPRJ15574 and UPRERAPRJ15574P on the UP RERA portal
StatusReady to move. Possession has been quoted as October 2025
Configuration2 and 3 BHK plus study, per ATS material
Size1,165 to 1,625 sq ft super area, per channel partner data
Price range seenAbout Rs 1.50 Cr to Rs 2.22 Cr on portals
Scale8.59 acres, 12 towers, about 1,239 homes

What the reviews cannot tell you

No review site will tell you whether the tower you are buying in has its occupancy certificate, whether the maintenance handover to a residents’ association has happened, or what the sinking fund looks like. Those three answers change the cost of living there more than any star rating.

Reviews also age badly on a delivered project. A five star review written at handover says nothing about how the lifts, the pumps and the club are holding up four years later. When you read the Google reviews, sort by newest and read the one and two star entries first; they are where the specifics live.

Finally, almost no reviewer discloses whether they are an owner, a tenant, a broker or a visitor. On a project with 1,239 homes and a busy sales office, that distinction is the whole difference between a useful review and a decorative one.

Questions worth asking before you sign

These are the questions we ask on site at ATS Happy Trails on a client’s behalf. They are specific to a delivered, occupied project in Greater Noida West rather than generic advice, and every one of them has a documentary answer you are entitled to see.

  1. Which towers hold an occupancy certificate today, and can I see the certificate for the tower my flat is in?
  2. Has maintenance been handed over to an apartment owners’ association, or is the developer still running it? Ask to see the last two years of maintenance accounts either way.
  3. What is the monthly maintenance rate per square foot, what does it include, and when was it last raised?
  4. How many hours of power backup are covered by maintenance, and what is billed separately? Ask a resident, not the sales desk.
  5. Is the club fully operational, and are the pool and gym open right now? Ask to see them rather than the brochure render.
  6. What is the parking allotment per flat, is it deeded or allotted, and how tight are the ramps for an SUV?
  7. What is the lift waiting time between 8:30am and 9:30am on a weekday? Stand in the lobby and time it.
  8. Are there open UP RERA complaints against this registration? Search the project number on the portal yourself.
  9. What does the sector road outside look like at 9am and at 7pm, and how long does it actually take to reach the Noida Expressway?
  10. If this is a resale, has the seller cleared all maintenance dues, and will the association confirm that in writing?

Add your review of ATS Happy Trails

If you own, rent or have booked at ATS Happy Trails, your account of it is worth more than 904 anonymous stars. We verify that you live there before we publish anything, we publish under the name you agree to, and we do not edit out the complaints.

We are particularly interested in the things that only show up after a year: maintenance quality, water pressure on high floors, how the association is run, and whether the developer finished what it promised in the common areas.

We publish the criticism with the praise. We do not accept payment for a rating, we do not write reviews in anyone else’s name, and we will not put a star score on this page until we have reviews of our own that we can stand behind. If you think something here is wrong, tell us and we will check it and correct it.
