Eldeco 7 Peaks Residences Reviews
This is a new launch with a registered completion date in November 2030. Nobody has lived here, so nobody can review living here. Below is the small review base that does exist, what its 32 ratings are actually about, and the registration record that is worth far more than any of them at this stage.

There is plenty of greenery in this sector and no issue of traffic congestion. It is a very good sector. Very nice and well-to-do people live here.

Grt experience….excellent product and location
Great project
Exceptional design
Reliable developer and wonderful project to invest and grow
Worst builder and poor construction. After all unit possessions as well, they don’t leave society and fill pockets with maintenance without doing anything with that. All Eldeco projects are in very poor condition at the moment. Writing from my experience, please stay away from this builder.
Source: the Google listing for Eldeco 7 Peaks Residences, read on 26 September 2026, showing 14 of 32 reviews. Reviews belong to their authors and appear with the name, rating and date Google publishes. A Google listing collects ratings from residents, visitors and sales-office walk-ins alike, so read the words rather than the average.
Where the numbers on this page come from
Thirty two ratings is not a sample you can draw conclusions from, and on a project registered for completion in November 2030 it could not be a sample of residents in any case. We found no second source worth tabulating: no meaningful Square Yards set, no forum thread, nothing on the consumer complaint sites that is specific to this project rather than to the developer.
That is not a criticism of the project. It is the normal state of a new launch, and the honest thing to do is say so rather than dress 32 ratings up as a verdict.
| Source | Score | Reviews | Checked | What it is worth |
|---|---|---|---|---|
| Google Maps project listing | 4.2 | 32 ratings | 26 September 2026 | Too small to average. The five star entries are short, generic lines about the location rather than the project. |
| Square Yards | Nothing usable | n/a | 26 September 2026 | No review set worth reporting. |
| Forums and complaint sites | Nothing found | n/a | 26 September 2026 | Nothing specific to this project. Anything you find under the Eldeco name is builder level. |
| Our own verified reviews | None | 0 | 26 September 2026 | We hold none. On a project due in 2030 that is what we expect, and we will not invent any. |
Two things are true of almost every property review site and are worth knowing before you read any of these numbers. First, MouthShut scores a builder, not a project: the same Eldeco or ACE average is printed on every one of that developer’s projects, so it tells you nothing about a specific address. Second, Square Yards review sets tend to arrive in batches and a large share are written by brokers rather than residents, which is why we print the author type and the dates rather than only the average.
What reviewers actually raise
We read the five star reviews. They are short, generic lines about the area and the sector, of the kind that could be written after driving past. None of them describes a home, a handover, a maintenance bill or a construction stage, because none of those things exists yet.
So there are no themes to report, and that is the finding. What you can assess at a new launch is the developer’s delivery record elsewhere, the registration, the land title, the payment schedule and the specification written into the agreement. All five are checkable today. None of them appears in a review.
What is actually assessable at this stage
- The developer’s completion record, not its launch record. Search Eldeco on the UP RERA portal and compare open registrations against completion certificates.
- The registration itself. UPRERAPRJ106523/01/2026, with a completion date of 14 November 2030. Check the filed construction schedule and the quarterly progress updates.
- The specification in the agreement, not the brochure. At 1,825 to 2,850 sq ft super area and about Rs 2.2 Cr onwards, the finish specification is a large part of what you are paying for. Get it annexed.
- The payment schedule against construction stage. On a 2030 completion you will be paying for years against milestones. Make sure the milestones are the ones filed with RERA.
The record you can check yourself
On a new launch the registration record is not a supplement to the reviews. It is the only evidence there is.
What the reviews cannot tell you
Everything a review is useful for is four years away here. Build quality, water pressure, lift performance, maintenance cost, association politics, whether the club opened: all of it is unknowable today, from any source, at any price.
The one thing reviews of a new launch can legitimately cover is the sales process, and the 32 ratings do not do that either. If you have been through the booking here, that account would be the first real review this project has.
Be careful with the price too. Rs 2.2 Cr onwards is a channel partner figure on a project at launch stage, and launch pricing moves. Ask for the all inclusive cost in writing and note the date on it.
Questions worth asking before you sign
At a new launch the questions are all about documents. There is nothing built to inspect, so the agreement is the product.
- What completion date does UPRERAPRJ106523/01/2026 show on the UP RERA portal, and what does my agreement commit to?
- How many Eldeco registrations are currently open in Greater Noida, and how many carry completion certificates?
- Is the finish specification annexed to the agreement, item by item, or only shown in the brochure?
- What is the payment demand schedule tied to, and are those milestones the ones filed with RERA?
- What is the all inclusive cost including floor rise, parking, club, IFMS and taxes, and until when is it valid?
- Is the land title clear and is the plot fully paid for with the authority? Ask for the lease deed and dues position.
- What compensation does my agreement provide if completion slips past November 2030, and at what rate?
- Which amenities are committed in the registration as against those shown in marketing material?
- Is the super area figure accompanied by a carpet area for my specific unit, in writing?
- What is the exit route if I need to sell before completion, and what transfer charge does the developer levy?
Add your review of Eldeco 7 Peaks Residences
There are no resident reviews of Eldeco 7 Peaks Residences and there cannot be until around 2030. What there can be is a first hand account of the launch: the pricing you were quoted, the documents you were given, what was annexed to the agreement and what was not.
If you have booked here, that account would be new information nobody else has, and we will publish it with your criticism intact. We verify that you hold an allotment first.
We publish the criticism with the praise. We do not accept payment for a rating, we do not write reviews in anyone else’s name, and we will not put a star score on this page until we have reviews of our own that we can stand behind. If you think something here is wrong, tell us and we will check it and correct it.
