Eldeco 7 Peaks Residences is a new launch of seven towers on 7.37 acres at Plot GH-01 and GH-01A, Block A, Sector Omicron 1A, Greater Noida. Eldeco publishes 3 and 4 bedroom homes and launched the project on 28 January 2026. It is registered with UP RERA as UPRERAPRJ106523/01/2026, with a proposed completion of 14 November 2030, and both the project and the promoter carry zero complaints.
The towers are named rather than numbered, after mountains: Asgard, Blanc, Crestone, Denali, Everest, Kili West and Kili East. Six of the seven are in the current RERA schedule, which is worth knowing if you are being sold a unit in the seventh.
Eldeco publishes real distances for this project, which puts it in a small minority on this site. Fortis Hospital at 4 km, Delta 1 metro station at 6 km, the Yamuna Expressway and the Noida to Greater Noida Expressway both at 7 km, Pari Chowk metro at 7.7 km and the Buddh International Circuit at 17.5 km. Those are the developer’s own figures, not portal estimates, so you can hold them to them.
Read the promoter name carefully, because it is not what the marketing implies. The registered promoter is Eldeco Homes Developers Limited, a company incorporated in 2021 with exactly one project on the UP RERA register, which is this one. Eldeco’s own page describes the group as Eldeco Infrastructure and Properties Ltd. In other words this is a single project special purpose vehicle rather than the long established group company. That is a common and legitimate structure, but it means the zero complaint record is close to meaningless as a track record: a company with one new project has had no opportunity to accumulate complaints.
One piece of useful disclosure from Eldeco: the project is funded and mortgaged with Tata Capital Housing Finance Limited. On an under construction purchase that is material, because it tells you who has a charge over the asset.

Eldeco’s own walkthrough for 7 Peaks runs about three and a half minutes and was posted on 24 September 2026, which makes it the most recent developer film on this site by some margin.
It is an animation rather than site footage, which is what you would expect eight months after launch on a project completing in 2030. Watch it for the seven tower arrangement and the outdoor amenity layout, which is where this project puts its emphasis.

Eldeco publishes the configurations but no sizes. One portal, in an article dated June 2026, is the only source giving both super and carpet area for the same units, and it is the best documented size set we found on any project in this group.
It is still a portal, not the developer, so ask Eldeco for the carpet areas as filed with UP RERA before you agree a rate.
*Eldeco publishes no price. Two portals broadly agree on a band of about ₹12,000 to ₹13,000 per sq ft: one gives ₹13,000 per sq ft at launch and ₹11,999 pre-launch with 3 BHK at roughly ₹2.2 to ₹2.5 Cr all in and 4 BHK at about ₹3.7 Cr base, in an article dated 13 June 2026; the other gives ₹2.16 Cr to ₹3.12 Cr at a base rate of ₹12,000 per sq ft. A third says price on request. Because the two numeric sources agree on the band, we have shown it as approximate rather than omitting it, but it is not a developer quote. Note the carpet efficiency of roughly 54 per cent, which is on the low side; check it against the filed figures. Stamp duty, registration, GST and other charges are extra.

Eldeco 7 Peaks amenities
The first three groups are Eldeco’s own published list, and it leans outdoors rather than towards a single large clubhouse: a skating circuit, a cycling track, an orchard garden, a reflexology path, a bonfire pit and a senior citizen garden alongside the usual provision.
The fourth group appears only on portals. One of those claims, landscape design by Coopers Hill of Singapore, is the kind of thing a developer would normally publish itself if it were committed, so treat it as unverified until Eldeco confirms it.
Where Eldeco 7 Peaks stands
UP RERA registration UPRERAPRJ106523/01/2026 dated 28 January 2026, with the project type on the record shown as New and a proposed start of 1 January 2026. Eldeco publishes 28 January 2026 as the launch date.
New launch to early construction, with a 59 month proposed duration. A registry mirror shows RERA validity through 14 November 2030, extendable to 14 November 2032.
Zero complaints against the project and zero against the promoter. Note that the promoter is a 2021 company with only this one project, so that record reflects a short history rather than a long clean one.
The proposed completion date on the record is 14 November 2030. One portal says 31 December 2030; the register is the figure to go by.
Buying at Eldeco 7 Peaks? Check these first
Understand who your counterparty is. The registered promoter is Eldeco Homes Developers Limited, incorporated in 2021, with this as its only RERA registered project. The zero complaint record follows from that rather than from a long history of good delivery, so if the Eldeco group name is part of why you are buying, ask what the group’s contractual commitment to this specific company actually is.
Then check the carpet efficiency. The published super and carpet figures work out at roughly 54 per cent, which is lower than the 58 to 62 per cent typical in this market, so on a per square foot comparison the loading here is heavier than it looks. The promoter registered against this project is Eldeco Homes Developers Limited, at Splendor Forum, Jasola District Centre, New Delhi, with corporate identity number U70109DL2021PLC386190. The UP RERA register shows one project against it, which is this one. Eldeco’s own page describes the group as Eldeco Infrastructure and Properties Ltd, which is a different company.
So this is a single project vehicle incorporated in 2021. Both it and the project show zero complaints, and we found no NCLT, insolvency, stalled project or litigation record for it. We want to be precise about what that means: for a company with one project registered in January 2026, an absence of record is what you would expect rather than evidence of a good track record.
Eldeco does publish that the project is funded and mortgaged with Tata Capital Housing Finance Limited, which is useful disclosure and worth following up on: ask what the lender’s charge means for your allotment and what the no objection process is at registry.
