Eldeco Whispers of Wonder is a new launch of about 574 homes across three residential blocks on five acres at Plot GH-01C/1, Sector 22D on the Yamuna Expressway. Eldeco launched it on 2 September 2025 and publishes it as a 3 BR project with VRV air conditioning. It is registered with UP RERA as UPRERAPRJ752382/09/2025, with completion proposed for 17 July 2030.
Eldeco prints its RERA number on its own project page, which is the right way round and less common than it should be. The three residential blocks are named Salome, Solace and Serenity, with a separate retail block called Eldeco Wonder Plaza. One portal counts three towers and the regulator mirror counts four blocks; the difference is simply whether the retail block is included.
This is the one project in this group where the developer’s own amenity list is richer than the portals’. Eldeco publishes an open gym, a squash court, box cricket, a mini football court, a multipurpose court, an amphitheatre, a double height multipurpose hall, a pool table room, a school bus waiting area and a palm tree avenue, among others. That level of detail from a developer is worth something, because it is what you can hold them to.
Eldeco also publishes real distances, which almost nobody on this corridor does: half a kilometre to Jaypee Sports City, 1.1 km to Sardar Patel Vidyalaya, 3 km to the Buddh International Circuit, 4.5 km to Krishna Hospital, 5.3 km to Gaurs International School and 5.9 km to Galgotias University. Those are developer figures, not portal estimates.
Two gaps to be straight about. Eldeco markets this as a 3 BR project and publishes no sizes at all; a portal lists 2 BHK, two sizes of 3 BHK and two penthouse sizes, and states no area basis for any of them. And the promoter on the register is Eldeco Sohna Projects Limited, not the listed parent Eldeco Infrastructure and Properties, which one portal names instead.

Eldeco publishes the product as 3 BR VRV air conditioned homes and publishes no sizes and no price. Every figure below comes from one portal, and that portal states no area basis for any of them, so we have not labelled them super, saleable or carpet.
There is also a mismatch worth knowing before you go in. Eldeco markets a 3 BR project. The portal lists a 2 BHK and two penthouses as well. We could not resolve which is right, so ask Eldeco directly what is actually on sale.
*Eldeco publishes no price. The range of ₹1.31 Cr to ₹3.31 Cr at about ₹10,500 per sq ft comes from one portal, captured on 13 September 2026. No carpet area is published anywhere. On a project registered in 2025 with completion in 2030 you are entitled to the RERA carpet figure, so ask for it in writing. Stamp duty, registration, GST and other charges are extra.

Eldeco Whispers of Wonder amenities
The first two groups below are Eldeco’s own published list, and it is unusually specific. A squash court, box cricket, a mini football court, a pool table room and a school bus waiting area are the kind of detail a developer only publishes when it intends to build them.
The third group is what portals add on top, and the fourth is a set of positioning claims that appear only on a portal and not on Eldeco’s page. Eighty per cent open area with a three acre central green would be a strong selling point if the developer published it; it does not, so we have not treated it as committed.

The proposed completion date on the regulator record is 17 July 2030, and a portal agrees. That is a long horizon, so read the delay clause in your agreement carefully.
Buying at Eldeco Whispers of Wonder? Check these first
Completion is proposed for July 2030, which is nearly four years out. On that horizon the construction linked payment plan and the delay compensation clause matter more than the amenity list. Ask what happens if the date slips, and ask for the dated construction update rather than the section heading.
Get the RERA carpet area in writing. Eldeco publishes no sizes at all, the portal sizes state no area basis, and there is an unresolved mismatch between Eldeco marketing a 3 BR project and the portal listing a 2 BHK and two penthouses. The promoter registered against this project is Eldeco Sohna Projects Limited. Eldeco’s own page also shows a longer string, Eldeco Sohna Projects Ltd collection account for Eldeco Whispers of Wonder, which is the RERA escrow account name rather than a trading name. One portal attributes the project to Eldeco Infrastructure and Properties Ltd instead; that is the listed group parent, not the project promoter.
We could not reach the UP RERA promoter page for Eldeco Sohna Projects Limited this session, so we have no complaint count for it and we are not going to guess one. For the project itself, none would be expected: it registered in July 2025 and launched that September.
As corporate context rather than litigation: the group parent, Eldeco Infrastructure and Properties Ltd, filed a draft prospectus for a ₹1,000 crore IPO in October 2025, with promoters offering ₹200 crore of stock.
