Eldeco La Vida Bella is an under construction project of five towers at Plot GH-02 C, Sector 12, Greater Noida West. It is registered with UP RERA as UPRERAPRJ136219/04/2024, registered on 26 April 2024 with a proposed completion of 16 January 2029, and the record carries two complaints. The promoter is Eldeco Real Estate Limited.
We should tell you upfront that Eldeco’s own project page for this development is not working. The landing page is indexed by search engines under the right title but returns a 404 error on both eldecogroup.com and www.eldecogroup.com, as does the projects index. That means there is no developer-published specification for this project at all: no developer amenity list, no developer sizes, no developer price. Everything on this page that is not from the RERA record is from a property portal, and labelled.
The RERA record is solid, though, and it gives the things that matter most. The registration number is confirmed on the regulator’s own summary along with the project name, the promoter, the plot and the dates, and five separate portals quote the identical string including the suffix. The proposed completion is 16 January 2029, from a 60 month development period, with no extension orders recorded. Two complaints are on the record, none currently under registration.
The sizes are unusually good for a portal-sourced set, because the two better sources both state carpet area explicitly and agree with each other. A third portal publishes a completely different and internally inconsistent set, including a 5 BHK that nobody else lists and a 4 BHK range running to 3,300 square feet, with no area basis stated. We have discarded that one rather than average it in.
Two figures we are not going to publish. The unit count is given as about 335, 357 and 380 by three different portals, which is three answers and therefore no answer. And a headline of from ₹1.43 crore circulates that is not supported by any per-unit table, where the smallest entry is ₹1.56 crore.

Super or saleable areas are not published anywhere for this project, which means you cannot compare these numbers against a project quoted on a super basis without converting. Ask for both.

Ask for a printed or emailed specification, the sanctioned amenity schedule and a cost sheet, and treat anything a broker shows you from a portal as unverified until Eldeco confirms it in writing.
The RERA record is the reliable part, so use it: UPRERAPRJ136219/04/2024, promoter Eldeco Real Estate Limited, completion 16 January 2029, two complaints. Note the promoter is Eldeco Real Estate Limited specifically, which is a different company from the Eldeco entities behind other projects. Portals write the developer as Eldeco Group, which is the brand rather than a legal entity.
The UP RERA record states two complaints in respect of this project, with none under registration. We found no NCLT, insolvency, appellate tribunal or court matter for Eldeco Real Estate Limited or for this project.
The one practical concern we would raise is the broken project page. A developer’s own page is where its statutory disclosures, its amenity commitments and its specifications live. With that unavailable, a buyer has less to hold the developer to, which makes getting things in writing more important here than on a project where the page works.
