Eldeco La Vida Bella Reviews
Fifty Google ratings and six Square Yards reviews that all arrived in the same month. This page shows you both, dated and attributed, along with the two one star complaints that carry actual specifics, and a RERA completion date in 2029 that most of the positive reviews appear not to know about.

Source: the Google listing for Eldeco La Vida Bella, read on 26 September 2026, showing 16 of 50 reviews. Reviews belong to their authors and appear with the name, rating and date Google publishes. A Google listing collects ratings from residents, visitors and sales-office walk-ins alike, so read the words rather than the average.
Where the numbers on this page come from
Fifty Google ratings is a modest sample. It is enough to show a direction and not enough to trust to a decimal place, and it sits on a project that is under construction with a registered completion date in January 2029, which means very few of those raters have lived anywhere on the site.
The Square Yards set is the clearest batch pattern we found across all eleven projects in this exercise: six reviews, all six dated April 2025. Reviews written by unrelated residents do not cluster into a single month like that. We are not asserting who posted them, and we are telling you the dates so you can judge.
| Source | Score | Reviews | Checked | What it is worth |
|---|---|---|---|---|
| Google Maps project listing | 4.3 | 50 ratings | 26 September 2026 | Modest sample on an under construction project. Direction only. |
| Square Yards | 4.0 | 6 reviews | 26 September 2026 | All six dated April 2025. A single month batch. Read them individually and note the author labels. |
| One star reviews on record | 1.0 | 2 substantive | 26 September 2026 | The only entries with checkable specifics. Summarised below. |
| MouthShut | Builder level | n/a | 26 September 2026 | Eldeco is scored as a developer. Not a measure of this address. |
Two things are true of almost every property review site and are worth knowing before you read any of these numbers. First, MouthShut scores a builder, not a project: the same Eldeco or ACE average is printed on every one of that developer’s projects, so it tells you nothing about a specific address. Second, Square Yards review sets tend to arrive in batches and a large share are written by brokers rather than residents, which is why we print the author type and the dates rather than only the average.
What reviewers actually raise
Two negative reviews on this project carry real detail, which makes them more useful than the batch of positives. The first is an allegation by a named reviewer, Bhargavi Rana, concerning a booking refund. The second is a complaint about the developer launching new phases and new projects rather than finishing what is already sold.
We are reporting these as allegations from named public reviews, not as findings. We have not verified either and we are not in a position to. Both are checkable by you, which is why they are here: a refund dispute leaves a paper trail, and a pattern of serial launches is visible on the RERA portal in about five minutes.
The refund question in particular is worth raising before you pay a booking amount rather than after. Ask what the cancellation terms are in writing, what is deducted, and how long a refund takes. Get it on the allotment letter, not in a conversation.
The two complaints with substance, and how to check them
- Booking refund allegation. Raised in a named one star review. Ask for the written cancellation and refund clause before paying anything, including the deduction and the timeline.
- Serial launches rather than completions. Also raised in a one star review. Check it yourself: search the developer on the UP RERA portal and compare how many registrations are open against how many have completion certificates.
- A single month batch of positive reviews. All six Square Yards entries are dated April 2025. That pattern is worth knowing about before you weight them.
- Carpet area, not super area. The sizes published for this project are carpet, running 826 to 1,912 sq ft. That is a much larger home than the same number would be as super area, and it is easy to misread when comparing against neighbouring projects.
The record you can check yourself
The registration is the part of this project that is not in dispute, and the completion date on it is the single most important number on this page. January 2029 is a long way from the impression left by reviews praising a finished looking development.
What the reviews cannot tell you
With a completion date in 2029, nothing that a resident review normally covers exists yet. There is no maintenance history, no association, no lift record and no water pressure to test. What is reviewable today is the sales process and the paperwork, which is exactly what the two one star reviews are about.
Reviews also do not tell you the unit count, and neither does the developer with any consistency. Our project page records that the unit count is not reliably published. That matters because total units drive parking ratios, lift ratios and the eventual maintenance load.
Nothing on any review site addresses the gap between the sales possession date and the RERA completion date of January 2029. Ask for both in writing and ask which one you can enforce.
Questions worth asking before you sign
Given what is on record here, the useful questions are about money and paperwork rather than finishes. Every one of these should be answered in writing before you pay.
- What are the written cancellation and refund terms, what is deducted, and how many days does a refund take?
- What possession date does my agreement commit to, and how does it compare with the RERA completion date of 16 January 2029?
- How many units are there in total, and what is the parking ratio and lift ratio per tower?
- Is the size on my allotment letter carpet area or super area, and what is the other figure?
- How many registrations does this developer currently have open in Greater Noida West, and how many have completion certificates? Check the RERA portal.
- What is the payment demand schedule tied to, and are those milestones the ones filed with RERA?
- Are there open UP RERA complaints against UPRERAPRJ136219/04/2024? Search the number yourself.
- Which amenities are committed in the registration as against the brochure, and when is the club due?
- What is the all inclusive cost including floor rise, parking, club charges, IFMS and taxes?
- If construction slips past the RERA date, what compensation does my agreement provide, and at what rate?
Add your review of Eldeco La Vida Bella
If you have booked here, your account of the booking process, the demand letters and any refund or cancellation experience is the most useful review this project can have right now, and it is the thing the existing review sets cover least.
We verify that you hold an allotment before publishing, we publish under the name you agree to, and we do not take a review down because a developer objects. If you are the author of one of the one star reviews described above and want to give us the documents, we will report what they show.
We publish the criticism with the praise. We do not accept payment for a rating, we do not write reviews in anyone else’s name, and we will not put a star score on this page until we have reviews of our own that we can stand behind. If you think something here is wrong, tell us and we will check it and correct it.
