The Yamuna Expressway Industrial Development Authority (YEIDA) has rolled out a residential plot scheme of 973 plots near the Noida International Airport, priced at around ₹36,260 per sq m — one of the most closely watched land offerings in the NCR this year.

The plots range in size from roughly 162 to 290 sq m and are spread across sectors along the Yamuna Expressway, positioned close to the newly operational Jewar airport. The application process was conducted entirely online through YEIDA’s portal, with allotment via draw expected around the middle of 2026.

Pricing and charges

At the base rate, registration amounts scaled with plot size, and an additional preferential location charge of about 5% applies to plots that are corner, park-facing or adjacent to green belts. For many buyers, an authority-allotted plot near the airport represents a comparatively affordable entry point into a corridor where private land values have been rising sharply.

Who can apply

In line with policy, the scheme reserves a portion of plots for farmers who surrendered land during acquisition and for those operating industrial units in the area, with the large majority left for the general public. The reservation structure is designed to balance local rehabilitation with broad market access.

Why demand is strong

Proximity to Jewar, the Film City project and improving expressway connectivity have made the Yamuna corridor one of the NCR’s fastest-emerging investment frontiers. Authority schemes like this one are typically heavily oversubscribed, and buyers should treat allotment as competitive and verify all scheme terms and timelines on the official portal before applying.
