ACE Starlit Reviews

ACE Starlit carries the lowest Google rating of any project we cover in this part of Noida, and that is the most useful fact on this page. Below is every source with its sample size and the date we read it, the one substantive resident complaint on record, and the registration detail that reviews never mention.

Ace starlit is an wonderful luxury property in 2 bhk and 3 bhk, a less dense society with enough open space. On the prime location. Metro station of acqua line is just 70 m away.

I have been a user of Ace Housing earlier since 7 years and must say that they are one of the best builders I have come across. Timely possession, good quality work are key positive points. With Ace Starlit, the good thing is that it’s bang on expressway. My experience with Ace is superb until day.

Source: the Google listing for ACE Starlit, read on 26 September 2026, showing 16 of 88 reviews. Reviews belong to their authors and appear with the name, rating and date Google publishes. A Google listing collects ratings from residents, visitors and sales-office walk-ins alike, so read the words rather than the average.

Where the numbers on this page come from

A 3.6 average from 88 ratings is worth more attention than a 4.6 from eight. It is a large enough sample to be real and it is well below the sector norm, which on most Noida Expressway listings sits between 4.2 and 4.6. A below average score with a reasonable sample is a signal, not noise.

We are not going to explain it away. What we will do is show you where it comes from, point you at the one documented complaint with substance, and tell you which parts of the record you can verify without relying on anyone’s opinion.

Square Yards5.01 review26 September 2026A single five star review. An average of one is not an average. Disregard it.
MouthShut2.1360 reviews26 September 2026Not this project. This is the ACE builder score and the same figure appears on ACE Divino and ACE Aspire.
Resident comment on recordNo score1 substantive26 September 2026Concerns the balance of control between the developer and the residents’ body. Quoted below.

Two things are true of almost every property review site and are worth knowing before you read any of these numbers. First, MouthShut scores a builder, not a project: the same ATS or ACE average is printed on every one of that developer’s projects, so it tells you nothing about a specific address. Second, Square Yards review sets tend to arrive in batches and a large share are written by brokers rather than residents, which is why we print the author type and the dates rather than only the average.

What reviewers actually raise

That one line is the only substantive complaint we could attribute, and it is worth taking seriously because of what it describes rather than how it is phrased. Control over a society decides who appoints the maintenance agency, who sets the maintenance rate, who holds the sinking fund, and who signs off on repairs. When the developer retains that control after handover, residents pay for decisions they do not make.

It also has a legal shape you can check. Under the UP Apartment Act the developer is meant to hand over management to an apartment owners’ association once a threshold of units is sold and occupied. Ask where this project sits against that threshold and whether an association exists and is registered.

The project is still under construction, so most of what a resident review would eventually cover does not exist yet. Anyone giving it five stars today is rating a sales experience or a set of renders.

“Builder has too much control over the society.”

Resident review, recorded on a public listing for ACE Starlit. Read on 26 September 2026.

What a 3.6 on an under construction project usually means

  1. Control of the society. The one complaint on record. Ask whether an apartment owners’ association is registered, who currently appoints the maintenance agency, and who holds the sinking fund.
  2. A low score before handover is usually about process, not product. On an under construction project the rateable experience is the booking, the paperwork, the payment demands and the construction updates.
  3. The portals disagree on price. Our own project page flags the range as disputed. When sources differ on the basic number, be sceptical of anything else they assert.
  4. Penthouses are quoted alongside 2 and 3 BHK. A review of a penthouse buyer’s experience and a review of a 2 BHK buyer’s experience are not comparable, and reviewers almost never say which they hold.

The record you can check yourself

One registration covers this project and it is the fastest way to separate what is committed from what is being described in a sales office. Search the number yourself rather than accepting a screenshot.

What the reviews cannot tell you

Nobody has lived here long enough to review the thing you are actually buying. The lifts, the pumps, the water pressure on the top floors, the club, the maintenance bill and the association have no track record yet. A five star review of an under construction project is a review of a sales pitch.

What reviews also will not give you is the payment schedule against construction stage, which is where buyers at this stage get hurt. Ask for the demand schedule in writing and compare it against the construction milestones on the RERA portal rather than the ones on the brochure.

And no review will tell you the difference between saleable area, super area and carpet area on your specific unit. The figures quoted for this project are saleable. Ask for the carpet area in writing, because that is the number the registration is built on.

Questions worth asking before you sign

This project has a below average rating and a documented governance complaint, so these questions are weighted toward control, paperwork and what happens after handover rather than toward finishes.

  1. Is an apartment owners’ association registered for this project, and if not, at what point will management be handed over?
  2. Who appoints the maintenance agency after handover, and can I see the draft maintenance agreement now?
  3. Who holds the sinking fund and the interest free maintenance deposit, and how is it accounted for?
  4. What is the carpet area of my specific unit in writing, as against the saleable figure being quoted?
  5. What completion date does UPRERAPRJ677294 show on the portal today, and how does it compare to the date in my agreement?
  6. What is the payment demand schedule tied to, and are those milestones the ones filed with RERA?
  7. Are there open complaints against this registration on the UP RERA portal? Search it yourself.
  8. Why do portals quote such different prices for this project, and what is the actual all inclusive cost including floor rise, parking, club and taxes?
  9. Which amenities are committed in the registration and which appear only in the brochure?
  10. What is the current construction stage against the filed schedule, and can I see the site rather than a drone video?

Add your review of ACE Starlit

If you have booked at ACE Starlit, you are currently the only person who can review it from experience, because nobody is living in it yet. The booking process, the paperwork, the demand letters and the construction updates are all reviewable now, and almost nobody writes about them.

We verify that you hold an allotment before we publish, we publish the criticism, and we will not take a review down because a developer asks us to.

We publish the criticism with the praise. We do not accept payment for a rating, we do not write reviews in anyone else’s name, and we will not put a star score on this page until we have reviews of our own that we can stand behind. If you think something here is wrong, tell us and we will check it and correct it.
