Eldeco Live By The Greens Reviews
Sector 150 is the most reviewed address in Noida and also the one where reviews are hardest to read, because so many of them are about the sector rather than the project. Below are the sources for Eldeco Live By The Greens with their sample sizes and dates, the one complaint that recurs across independent authors, and the phase wise registration record that no review mentions.

Booked a 2 BHK park facing flat here in Life 4. The view from this tower is wonderful. The tower is complete up to 15 floors and it is possible that possession may occur before 2025. Ample greenery and unobstructed view from balcony make this project livable and a luxury.

Source: the Google listing for Eldeco Live By The Greens, read on 26 September 2026, showing 16 of 228 reviews. Reviews belong to their authors and appear with the name, rating and date Google publishes. A Google listing collects ratings from residents, visitors and sales-office walk-ins alike, so read the words rather than the average.
Where the numbers on this page come from
228 Google ratings is a usable sample for a project still being handed over in phases. It is also a sample that mixes three different populations: residents of the delivered phase, buyers waiting on a later phase, and people who rated the sector after a site visit. Those three groups do not have the same experience, and the single 4.5 average hides that.
The Square Yards set is the clearest example on this site of why author labels matter more than averages. Ten reviews, of which six carry an agent or broker label. Strip those out and you have four opinions, which is not an average.
| Source | Score | Reviews | Checked | What it is worth |
|---|---|---|---|---|
| Google Maps project listing | 4.5 | 228 ratings | 26 September 2026 | Usable. Mixes delivered phase residents with buyers still waiting and sector visitors. |
| Square Yards | 4.5 | 10 reviews | 26 September 2026 | Six of the ten carry an agent label. Read the four remaining ones individually. |
| Independent forum posts | No score | Several authors | 26 September 2026 | The only place the mobile network complaint appears, and it appears from more than one author. |
| MouthShut | Builder level | n/a | 26 September 2026 | Eldeco is scored as a developer across all its projects. Not a measure of this address. |
Two things are true of almost every property review site and are worth knowing before you read any of these numbers. First, MouthShut scores a builder, not a project: the same Eldeco or ACE average is printed on every one of that developer’s projects, so it tells you nothing about a specific address. Second, Square Yards review sets tend to arrive in batches and a large share are written by brokers rather than residents, which is why we print the author type and the dates rather than only the average.
What reviewers actually raise
One complaint recurs here from more than one independent author, which is the test we apply before treating anything as a theme rather than an anecdote: mobile network coverage inside the towers. It is the sort of problem that does not appear in a brochure, does not appear on a site visit with the sales team, and is expensive to fix after you have moved in.
It is also checkable in ten minutes. Take your own phone, go to the floor and the side of the tower your flat sits on, close the door, and watch the signal bar. Do it for your network and for the network your family uses, because coverage inside a concrete core differs sharply between operators.
Beyond that, the review sets do not yield reliable themes. Four unlabelled Square Yards reviews and a Maps average cannot support a list of resident grievances, and we are not going to manufacture one.
The one recurring complaint, and how to test it yourself
- Mobile signal inside the towers. Raised by multiple independent authors. Test it on your own floor, with the door shut, on every network your household uses.
- Phase confusion. Reviews rarely say which phase the author bought in. A complaint about handover delay from a phase three buyer says nothing about the delivered phase, and the reverse is also true.
- Sector reviews wearing a project badge. A large share of positive Sector 150 reviews praise the green cover and the Expressway access, which belong to the sector and are shared by a dozen competing projects.
- Agent authorship on Square Yards. Six of ten. This is disclosed on the platform if you look at the author label, and it changes the average substantially.
The record you can check yourself
This project is registered in phases, and the phases do not share a completion date. That matters more than any review: the date you are quoted in the sales office is only meaningful if it matches the registration covering the tower you are buying in.
What the reviews cannot tell you
No review tells you which registration number covers your tower, and that is the single most useful thing to know here. Three registrations exist. Ask for the number on your allotment letter and search it on the UP RERA portal before you pay anything beyond a token amount.
Reviews also say nothing about the gap between the possession date in the builder agreement and the completion date on the registration. Those are often different documents with different dates, and the RERA date is the one that is enforceable.
A third gap is specific to Sector 150. The sector is still filling in, so the club, the school and the retail that reviewers praise or complain about may belong to a neighbouring project rather than this one. Ask which facilities are inside your own boundary wall and which are shared.
Questions worth asking before you sign
Sector 150 sells on green cover and Expressway access, both of which are real and both of which are shared with every competing project in the sector. These questions are about this project specifically.
- Which RERA registration number covers the tower I am buying in, and what completion date does the portal show for it?
- Which phase is delivered today, which is under construction, and where does my unit sit in that sequence?
- What is the mobile signal like inside the flat with the door closed, on my network? Test it on the actual floor.
- Which amenities sit inside this project’s boundary and which are shared with neighbouring Eldeco phases?
- Is the club built and open, or is it committed to a later phase?
- What is the current maintenance rate, and what will it be once all three phases are occupied?
- How does water supply work in the sector, and what is the backup arrangement during summer?
- Are there open UP RERA complaints against any of the three registrations? Search each number.
- What does the drive to the Noida Expressway entry actually take at 9am, measured rather than quoted?
- If the possession date in my agreement differs from the RERA completion date, which one is the developer contractually bound to?
Add your review of Eldeco Live By The Greens
If you live in the delivered phase, you know things no portal does: how the network problem actually plays out, what maintenance costs in practice, and whether the common areas were finished to the standard shown at booking. We verify ownership or tenancy before publishing and we do not remove criticism.
If you are waiting on a later phase, your account of the construction updates and the paperwork is equally useful, and rarer, because almost nobody reviews a project they have not moved into yet.
We publish the criticism with the praise. We do not accept payment for a rating, we do not write reviews in anyone else’s name, and we will not put a star score on this page until we have reviews of our own that we can stand behind. If you think something here is wrong, tell us and we will check it and correct it.
