A Google listing collects ratings from residents, visitors and sales-office walk-ins alike, so read the words rather than the average.

Where the numbers on this page come from

There is no resident review base for this development on any platform we could find, and given what is actually being sold that is not surprising. A buyer of a 2.5 acre land parcel who then commissions their own house is not a customer who writes a star rating on Google Maps.

What exists instead is a venue listing with a healthy score, a builder level score for Gaurs that covers dozens of unrelated projects, and portal pages that repeat both without distinguishing them.

One habit of property review sites is worth knowing before you read any score. MouthShut rates a builder, not a project: the same ACE average of 2.13 from 60 reviews is printed on ACE Platinum, ACE Divino and ACE Aspire, and the same ATS average of 1.39 from 39 appears on four ATS projects. A builder score is not evidence about an address. Square Yards review sets have the opposite problem: they are small, they often arrive in a single month, and a large share carry an agent or broker label.

What reviewers actually raise

With no owner reviews there are no themes to report. What there is instead is a set of questions that are far more consequential than a rating would be, because buying land to build on carries risks that buying a flat does not.

Both RERA registrations associated with this development have passed their completion dates, which our project page records. On a plotted scheme the registered completion refers to the internal development work: roads, drainage, water, power, sewerage. If that date has passed, the first question is what is actually built on the ground.

What matters here instead of a rating

1. Both RERA dates have passed. On a plotted scheme that concerns the internal infrastructure. Ask what is completed, and go and look.
2. You are buying land, not a house. Minimum parcel around 10,000 sq m. Construction, approvals, contractors and cost overruns are yours.
3. No price is published and no credible source gives one. Our project page says so plainly. When nobody will state a price in public, treat every quoted figure as a negotiating position.
4. The villa framing is wrong. Listings that describe finished villas here do not match what the registration covers. Check the registration before believing the listing.

The record you can check yourself

This is the part you can verify without trusting a review, a portal or us. Search both numbers on the UP RERA portal and read the filed details rather than a summary of them.

What the reviews cannot tell you

A star rating could not answer any of the questions that decide whether this is a good purchase. Is the internal infrastructure complete and to what standard? Is the land title and lease position clean, and are authority dues paid? What are the permitted ground coverage, floor area ratio and height limits on your parcel? What is the actual build cost per square foot in this market today, and who carries the overrun?

Nor would a rating tell you about the exit. A 2.5 acre parcel in a partly developed scheme has a very small buyer pool. Ask how many parcels have resold, at what price, and how long each took.

The absence of reviews here is not a red flag in itself. Land parcels of this size are bought by a handful of buyers who do not review things. The red flag would be accepting a venue’s 4.5 as though it described them.

Questions worth asking before you sign

These questions are for a land purchase rather than a flat purchase, and every one of them should be answered on paper before money moves.

1. What internal development work is complete on the ground today, and what does each of the two registrations commit to?
2. Both RERA completion dates have passed. Has either registration been extended, and what does the portal show?
3. Is the lease deed in place, are authority dues cleared, and can I see the current dues position in writing?
4. What are the permitted ground coverage, floor area ratio, setbacks and height on my specific parcel?
5. What approvals do I need to build, who obtains them, and how long do they take in practice here?
6. Are water, power, sewerage and road access live at the parcel boundary, or committed for later?
7. What is the realistic construction cost per square foot today, and who bears an overrun?
8. How many parcels in this scheme have resold, at what price, and how long did each take?
9. What maintenance or scheme charge applies to a parcel, and what does it cover?
10. Are there open UP RERA complaints against UPRERAPRJ7057 or UPRERAPRJ4897? Search both numbers yourself.
