Crown Residences is a three tower project of 288 homes on 4.49 acres inside Godrej Golf Links, the 100 acre township in Sector 27, Greater Noida. Godrej publishes 3 and 4 BHK homes from ₹2.85 Cr. The towers are named Amber, Coral and Pearl. It is under construction with possession published as February 2031.
Two corrections first, because this page previously carried both errors and you will see them elsewhere too. The project is in Sector 27, Greater Noida, not on the Yamuna Expressway; it is near that road but not on it. And the registered name is Crown Residences at Godrej Golf Links. Godrej Crown Residences is channel partner shorthand.
The setting is what the project is selling. Godrej Golf Links is a 100 acre township built around a nine hole golf course, and Crown Residences is a small, dense pocket of apartments inside it rather than a standalone development. That means the amenity you are buying largely sits outside the 4.49 acres, in the township, which is a different proposition from a self contained project and worth understanding before you compare rates.
There are two things on this project we want you to know before you go further. The RERA number, UPRERAPRJ438937/04/2026, is consistent across four independent sources that reproduce regulator derived fields, but we were not able to open the UP RERA summary page for it ourselves. Check it by hand on up-rera.in before you pay anything.
The second is the promoter record. The land owning promoter is AR Landcraft LLP, not Godrej Properties Limited. The UP RERA register shows 236 complaints against AR Landcraft LLP across its projects. A sibling phase in the same township, Park Lane at Godrej Golf Link, was registered in 2018 for a December 2021 completion, extended to June 2023, and filed its completion certificate in June 2025, which is roughly three and a half years late. Neither figure attaches to Crown Residences, but both describe the entity that will be building it.

Note that the film is titled Crown Residences at Godrej Golf Links, which is the registered name of the project rather than the shorthand most sites use. It shows the township setting, which is most of what this project is selling.

Godrej publishes one price for this project on its own site: 3 and 4 BHK homes starting from ₹2.85 Cr. That is the figure in the table below and it is the only one with a developer source.
The sizes are not published by Godrej. They come from two portals that agree with each other to the foot, and one of them labels them super area. A channel partner site publishes slightly different sizes and calls them carpet, which for a ₹2.85 Cr 3 BHK is implausible. Treat these as super area.
*₹2.85 Cr onwards is Godrej’s own published starting price. The size and per unit figures below it are from a portal article dated June 2026 and are labelled as such. A second portal quotes the same three homes at ₹3.18 Cr, ₹4.31 Cr and ₹5.93 Cr at ₹18,000 per sq ft. A channel partner site quotes ₹4.50 Cr, ₹6.50 Cr and ₹8.50 Cr onwards, which is roughly 55 to 60 per cent above Godrej’s own published figure; we have not published those numbers as prices. No carpet area is published for this project. Stamp duty, registration, GST and other charges are extra.

Godrej Crown Residences amenities
Godrej publishes no itemised amenity list for Crown Residences. What it publishes is the township framing: 100 acres of golfside living built around a nine hole course. That is a real differentiator and it is the developer’s own claim.
Everything itemised below comes from portals rather than from Godrej, and on a project that will not be delivered for years, an amenity list is a plan rather than a fact. Ask which of these are in the sanctioned scheme and which are township facilities you would be sharing with the rest of the 100 acres.
Where Godrej Crown Residences stands
UP RERA registration UPRERAPRJ438937/04/2026. The suffix indicates April 2026. One aggregator shows 01-11-2025, which is more plausibly the proposed construction start.
Proposed construction start November 2025 with a 55 month duration, per the RERA derived record.
The RERA derived proposed completion date is 06-05-2030.
Godrej’s own page states possession in February 2031, nine months after the RERA date. Both are on record and we have shown both.
Buying at Crown Residences? Check these first
Verify UPRERAPRJ438937/04/2026 on up-rera.in yourself. We found it on four independent sources reproducing regulator derived fields, and no source anywhere gives a different number, but we could not open the regulator’s own page for it and we would rather tell you that than imply we checked.
A tribunal has already ruled against this promoter over this township. On 12 December 2025 the UP Real Estate Appellate Tribunal found against AR Landcraft LLP on the Crest cluster, including unauthorised compulsory master club and golf course charges and sub-lease deeds that excluded promised exclusive areas. Read your own draft sub-lease against what the brochure promises, item by item, and get the schedule of compulsory charges in writing before you pay. Godrej publishes a possession date nine months later than the completion date on the RERA record. A developer page overriding its own RERA date is material, so ask which date goes into your builder buyer agreement, and ask what the delay compensation clause says. Godrej Crown Residences location: Sector 27, Greater Noida
The address of record is Plot REP-01, Sector 27, Greater Noida, inside the Godrej Golf Links township. This is Greater Noida, not the Yamuna Expressway. The Yamuna Expressway is nearby and Jewar airport is in that direction, but the project is not on that road and we have corrected that here.
No verified distances exist for this project. Godrej publishes none and the one portal that offers any gives only round claims of ten to fifteen minutes to schools, hospitals and the expressway, which we are not going to repeat as though they were measured. Godrej Properties and AR Landcraft LLP
Godrej Properties is the brand and the developer. Its other projects on this site include Godrej Woods, Godrej Riverine and Godrej Tropical Isle.
The promoter of record for this project, though, is AR Landcraft LLP, with a registered address at UM House, Sector 44, Gurgaon. Godrej Golf Links is a Godrej branded township executed through AR Landcraft as the land owning promoter entity. That distinction matters because the RERA obligations and the complaint history sit with the promoter.
On 12 December 2025 the Uttar Pradesh Real Estate Appellate Tribunal ruled against AR Landcraft LLP in appeals brought by homebuyers at the Godrej Crest cluster of this same township. The reported findings include possession delayed by nearly four years, unauthorised compulsory charges levied for the master club and golf course, defects in registered sub-lease deeds that excluded promised exclusive areas, and a violation of the planning scheme relating to the recreational entertainment park, described as fraudulent and deceptive practices since project inception. The tribunal ordered delay interest to all homebuyers, refund of the club and golf charges with interest, correction of the sub-lease deeds, costs of ₹50,000 and a government probe into the Greater Noida Authority’s role in granting approvals, and exposed the developer to penalty proceedings under Section 61 of RERA. Those appeals concerned Crest rather than Crown Residences, but the promoter and the township are the same, and the master club and golf course are exactly what this project is sold on.
The UP RERA register shows 236 complaints against AR Landcraft LLP across its projects, three of them under registration. The sibling project Park Lane at Godrej Golf Link carries 19 complaints of its own and was delivered roughly three and a half years after its original RERA completion date. None of this is recorded against Crown Residences, which is new, but it is the track record of the entity doing the building.
