Gurugram Leads NCR Premium Housing Surge, Sales Value Up ~20%: ANAROCK
A recent ANAROCK report projects a roughly 20% year-on-year rise in housing sales value, with Gurugram leading premium-segment growth across the National Capital Region.
Premium demand widens
The jump in sales value — rather than just unit volumes — reflects buyers trading up to larger, better-specified homes and a rapidly expanding luxury pipeline. Gurugram’s established premium belts along Golf Course Road, the Dwarka Expressway and Southern Peripheral Road have anchored much of this activity.
What is fuelling it
Strong income growth at the top end, a post-pandemic preference for space and amenities, and confidence in NCR’s infrastructure trajectory have all contributed. Developers have responded by launching a heavier mix of premium and luxury inventory, which in turn lifts average ticket sizes and total sales value.
Noida versus Gurugram
While Gurugram leads the premium push, Noida continues to outperform on headline price appreciation and offers comparatively better value entry points. Buyers weighing the two corridors are increasingly comparing Gurugram’s luxury supply against value-led options along the Noida Expressway and in Sector 150.
Outlook
If income growth and infrastructure delivery hold up, the premiumisation trend is likely to persist through the near term. As always, sales-value growth can be driven as much by mix and pricing as by underlying demand, so buyers should look past headline numbers to project-level fundamentals.
