Leading developers are lining up a fresh wave of NCR launches on the back of strong sales momentum, with major players such as DLF signalling new premium projects across the region.

After several quarters of healthy absorption and firm pricing, developers are moving to add supply — weighted toward the premium and luxury segments that have driven recent demand. The pipeline spans Gurugram’s established luxury corridors and Noida’s fast-growing expressway sectors.

Who is building

Large, well-capitalised developers with strong balance sheets and delivery records are best positioned to launch at scale, and buyers have shown a clear preference for branded, reputable names. That flight to quality tends to concentrate demand — and pricing power — among established players.

Noida’s pipeline

In Noida, Sector 150 continues to attract launches from established builders, including upcoming projects such as ACE Arte. The sector’s low-density, green-led positioning within the Sports City belt has made it a favoured address for new premium supply.

What buyers should watch

A busier launch calendar means more choice, but also more marketing noise. Buyers should compare configurations, per-square-foot pricing, RERA status and delivery timelines across projects before committing, and treat pre-launch pricing as an opportunity to be verified rather than a guarantee.
