Gulshan Dynasty is a three tower project of 204 homes on 5.8 acres beside the Noida Expressway in Sector 144. Gulshan Homz publishes 198 apartments and 6 duplexes, two homes per floor and 36 units to the acre, which is unusually low for this stretch. It is registered with UP RERA as UPRERAPRJ950870 and a completion certificate sits on that record.
The density is the thing to understand first. Thirty six homes an acre against the fifty to ninety that is normal along the expressway means bigger floor plates, fewer neighbours sharing a lift core and more of the site left as ground. Gulshan says two apartments per floor across 34 floors, which is what produces that number.
Gulshan also markets the project as an IGBC Platinum rated green home and claims it was the first in this category. We have not been able to check the certificate itself, so we are repeating the claim as a developer claim rather than presenting it as verified.
There is one thing on the RERA record worth knowing before you go further. The registration ran to 30 November 2024, was extended once to 29 March 2025, and that extended period has now passed. Sitting alongside it is a completion certificate uploaded on 25 January 2024, which is earlier than either date. A lapsed registration on a project that has filed its completion paperwork is a normal end state rather than a warning sign, but the dates do not line up neatly and we would rather point that out than smooth it over.

Gulshan Group’s own walkthrough for Dynasty runs a little under four minutes and was posted in October 2023, between registration and the completion certificate on the RERA record.
It is the film the project was marketed with, so the two apartments per floor arrangement and the low density are what it is built to show. The finishes are intent rather than specification; ask to see a completed flat.

Gulshan publishes no unit areas and no price list for Dynasty on either of its sites. Every size and price figure below comes from a property portal and is labelled that way.
Two portals give the same 4 BHK on different bases: 4,700 sq ft as super area and 2,783 sq ft as carpet. Those work out at 59 per cent efficiency against each other, which is normal, so they are describing the same home two ways rather than two different homes.
*The only figure here carrying a date is the resale asking range of ₹19,000 to ₹20,000 per sq ft, captured on 20 September 2026. On a 4,700 sq ft home that implies roughly ₹8.9 to ₹9.4 Cr. The three onwards prices above are undated portal quotes that disagree with each other by about ₹1.6 Cr for the same flat, so we have shown all three rather than average them. No developer price list was found. Stamp duty, registration and transfer charges are extra.

Gulshan Dynasty amenities
The first list below is the one Gulshan publishes on its own amenities page, word for word. It is an unusual list: a lotus pond, a pet garden, a meditation garden and golf cart parking are not standard Noida fittings.
The second list appears only on property portals. We have kept the two apart because a portal list is written to sell rather than to describe, and on any delivered project the question that matters is which of these is actually running when you visit.
Where Gulshan Dynasty stands
UP RERA registration UPRERAPRJ950870 dated 19 November 2019, with a proposed start of 25 November 2019 and a 61 month duration.
Gulshan Homz raised ₹150 crore in equity from ASK Group for a 204 apartment Noida Expressway project, per PTI. The report does not name the project; the unit count and location match Dynasty.
A completion certificate was uploaded to the UP RERA record on 25 January 2024. Gulshan’s own site states the certificate has been received.
Ready to move, with an active resale market. The registration’s extended validity ended 29 March 2025.
Ask to see the completion certificate itself and check whether it covers all three towers or only some of them.
Buying at Gulshan Dynasty? Check these first
The completion certificate on the RERA record is dated 25 January 2024, which is ten months before the declared completion date and fourteen months before the extended one. That usually means a tower wise certificate rather than a whole project one. Ask which towers it covers and get the copy, not a summary.
The UP RERA register shows zero complaints against this project. It also shows 40 complaints against Gulshan Homz Private Limited across all of its projects, which is a promoter level figure and does not attach to Dynasty. Both are worth knowing. Gulshan Dynasty location: Sector 144, Noida
The project sits at GH-03D, Sector 144, directly beside the Noida to Greater Noida Expressway. Gulshan’s corporate site gives the plot as GH-03C and the project microsite gives GH-03D; two of the three sources we checked say 03D, so that is what we have used, but it is unresolved.
Gulshan publishes no distances of its own, only that a university, metro, shopping and a hospital are nearby. The times below are from a portal and are indicative rather than measured. See what else is in the area in Sector 144.

Gulshan Homz
Gulshan Homz Private Limited is registered with UP RERA as promoter UPRERAPRM11443, based at 121 Hargovind Enclave, Delhi, with its corporate office at Gulshan One29 in Sector 129, Noida. The register records three projects against it.
The same register shows 40 complaints against the promoter across all of its projects, one of them still under registration. None of those 40 is recorded against Gulshan Dynasty, which shows zero. Promoter level complaint counts are worth reading, but they are not a score for any single project.
