Godrej Tropical Isle is Godrej Properties’ Sector 146 project on the Noida Expressway, and the pitch is unusually specific: three towers, a clubhouse with a beachfront, an island themed landscape and 3 and 4 bed homes. It is registered with UP RERA as UPRERAPRJ303390, with a completion date of 7 June 2028 on the register.
Godrej registered the project on 22 July 2023 with a proposed start of 1 October 2023 and a 77 month build, which is the source of the June 2028 date. The register also records two complaints against the project, which is worth knowing but is not unusual for a project of this size in its early years.
Godrej does not publish an area table. Portals quote 3 BHK homes of about 1,800 and 2,500 sq ft and 4 BHK homes of about 3,250 sq ft at roughly ₹17,200 per sq ft, which works out to about ₹3.10 Cr to ₹5.59 Cr. Other portals list smaller carpet areas and a different band entirely, so the figures below are a guide rather than a price list.

Godrej publishes the tower count and the configurations but not an area table or a price list, so everything in this table is a portal quote. Portals also disagree with each other on this project, so please ask us for the current cost sheet rather than planning around a listing.

Amenities at Godrej Tropical Isle
Godrej describes a clubhouse with a beachfront, an island themed landscape through the grounds and 5-tier security. That is the whole of the official amenity language for this project at the moment, which is less detail than Godrej usually publishes.
Channel partners list the usual pool, gymnasium, courts and kids areas on top of that. Until Godrej publishes the full amenity schedule, treat anything beyond the three items above as unconfirmed and ask for it in writing.

Tropical Isle location: Sector 146, Noida
Sector 146 sits on the Noida Expressway, the stretch that runs from the Noida sectors down towards Sector 150 and on to the Yamuna Expressway. Godrej sells the address on that frontage, and the sector is within a short drive of the Aqua Line metro.
