Godrej Riverine is a four tower project on 6.46 acres in Sector 44, Noida, with 3.5 BHK and 4 BHK plus study homes. Godrej publishes a starting price of ₹8.95 Cr and a 30:70 payment plan. It is registered with UP RERA as UPRERAPRJ763929/11/2024, dated 27 November 2024, with a declared completion date of 22 September 2029.
Sector 44 sits off Golf Course Road in the older part of Noida rather than out on the expressway, which is unusual for a new launch at this price and is most of the appeal. Akshardham, the DND flyway and the Sector 18 commercial hub are all close, and portals put the Botanical Garden metro station about 1.2 km away.
The towers are named Stream, Cascade, Spring and Brook. Godrej publishes the land area, the tower count and the configurations but not the sizes, the floor count or the unit count, so those come from portals. Portal carpet and saleable figures for this project do reconcile at about a 0.55 ratio, which is a reasonable sign that both sets are describing the same homes.
One thing to check: Godrej’s own material is internally inconsistent on possession. The FAQ on their site and the RERA register both point to September 2029, while a page header elsewhere on the same site indicates January 2030. Ask which is right in writing. One complaint is recorded against this project on the register.

Godrej publishes the price and the configurations but not the sizes. The carpet figures below are from one portal and the saleable figures from another; they reconcile at roughly a 0.55 ratio, which suggests both describe the same homes. Get the carpet area written into the agreement rather than relying on either.

One portal quotes ₹7.02 Cr to ₹9.62 Cr at about ₹26,000 per sq ft and another ₹10 Cr to ₹11.5 Cr; we have shown the developer figure. Stamp duty, registration and club charges are extra.

Godrej publishes a short list for this project: a cascading waterfall, a clubhouse, a lotus pond and landscaped surrounds. The water theme runs through the naming of the towers as well.

Godrej places the project in Sector 44 at Chhalera Bangar, with access from Golf Course Road and onto the Noida Expressway, and cites Akshardham, the DND flyway, Nizamuddin station, the Okhla Bird Sanctuary and the Sector 18 hub as the points of reference.
