M3M The Cullinan is M3M India’s luxury residential project in Sector 94, Noida, at the very start of the Noida–Greater Noida Expressway near the Kalindi Kunj link to South Delhi. It offers 3, 4 and 5 BHK residences with floor-to-ceiling windows and views of the city skyline and golf course, across five towers.
Channel partners list four sizes: a 3 BHK of about 3,217 sq ft, a 4 BHK of about 4,315 sq ft and two 5 BHK layouts of about 5,990 and 6,220 sq ft (super area). M3M describes extended balconies, generous rooms, a large clubhouse, an infinity pool and landscaped gardens.
Sector 94 is one of Noida’s most talked-about addresses because it’s the closest luxury pocket to South Delhi. M3M says Amity University is about 2 minutes away, Jasola Business Park and Max Healthcare about 5 minutes, and Apollo Hospital about 10 minutes.

Sector 94 sits where Noida meets South Delhi, at the start of the Noida–Greater Noida Expressway and close to the Kalindi Kunj link road and the Okhla Bird Sanctuary metro station. That makes it one of the fastest commutes into Delhi from any luxury project in Noida.
