M3M Jacob & Co Residences is M3M India’s branded luxury project in Sector 97, Noida, on the Noida–Greater Noida Expressway. The project is registered with UP RERA as “M3M J&C” (UPRERAPRJ690055/10/2025), and Towers 1, 2 and 3 carry the Jacob & Co Residences name under licence. The promoter is Mayfairsky Estates Pvt Ltd.
M3M presents it as India’s first Jacob & Co branded residences, with sky lounges, a temperature-controlled pool, private entertainment spaces, wellness and spa retreats, and concierge and butler services. Channel partners list 3 BHK homes of about 2,500 sq ft, 4 BHK homes of about 4,400 to 4,500 sq ft and 5 BHK penthouses of about 6,400 sq ft.
It’s worth knowing how the branding works. M3M’s own disclaimer says the residences are not owned, developed or sold by Jacob & Co Ventures LLC; the name is used under a licence. So your contract, delivery and after-sales are with the M3M promoter company, which is how most branded residences are structured.

Sector 97 sits on the Noida–Greater Noida Expressway close to the Delhi border, near Amity and the Okhla Bird Sanctuary end of the Expressway. It shares the fast South Delhi access that makes Sectors 94 to 105 the most expensive part of the Expressway.
