M3M Jacob & Co Residences Reviews
There is no single reliable Google listing for this project. There are three duplicate entries carrying 14, 12 and 7 reviews, all categorised as a sales or real estate entity rather than a residence, and their addresses do not agree with each other. Possession is around 2029. That is the whole of the review record, and it is worth understanding why.
No Google reviews exist for this project
We checked the Google listing on 26 September 2026 and found none we could attribute to this project. The section below sets out what does exist and why it does not belong on this page. We have not written any reviews to fill the gap. If you own or have booked here, yours would be the first.
Where the numbers on this page come from
At a price band starting around Rs 7.75 Cr with possession around 2029, this project has no occupants and no review base. What it has is three sales listings, which is a marketing artefact rather than evidence.
For a purchase of this size the absence of reviews should not worry you much, because reviews were never going to be the useful input. Branded residence deals turn on the licence, the specification, the management arrangement and the exit, all of which are documentary.
| Source | Score | Reviews | Checked | What it is worth |
|---|---|---|---|---|
| Google Maps listing A | Varies | 14 reviews | 26 September 2026 | Categorised as a sales or real estate entity. Address inconsistent with the others. |
| Google Maps listing B | Varies | 12 reviews | 26 September 2026 | Same pattern. A duplicate entry. |
| Google Maps listing C | Varies | 7 reviews | 26 September 2026 | Same pattern. A duplicate entry. |
| Resident reviews | Not possible | 0 | 26 September 2026 | Possession is around 2029. Nobody has lived here. |
One habit of property review sites is worth knowing before you read any score. MouthShut rates a builder, not a project: the same ACE average of 2.13 from 60 reviews is printed on ACE Platinum, ACE Divino and ACE Aspire, and the same ATS average of 1.39 from 39 appears on four ATS projects. A builder score is not evidence about an address. Square Yards review sets have the opposite problem: they are small, they often arrive in a single month, and a large share carry an agent or broker label.
Why there are three listings and what that means for the ratings
Searching this project returns three separate Google entries. They carry 14, 12 and 7 reviews between them, each is categorised as a sales office or real estate agency rather than as a residence, and the addresses attached to them are not consistent with one another. Duplicate listings of this kind are usually created by different sales channels rather than by the developer.
The consequence is that no rating on any of them can be read as a project score. A sales office listing collects ratings from people who walked in, spoke to an executive and left. On a project with possession around 2029 that is the only experience available to rate.
We are not averaging the three. Averaging duplicate sales listings would produce a number that looks authoritative and means nothing, which is the failure mode this page exists to avoid.
What reviewers actually raise
There are no themes. Forty or so ratings spread across three sales listings on an unbuilt project do not support any conclusion about the project, and the only pattern visible in them is the duplication itself.
What is worth your attention at this price is the structure of the deal. A branded residence is a licence arrangement: a developer builds, a brand lends its name and usually a specification, and a management company may operate parts of it. Each of those relationships has a term, a termination clause and a cost, and each is a place where what was sold and what is delivered can diverge.
What to establish on a branded residence before anything else
- The licence term. How long does the brand association run, what happens if it ends, and does your unit lose the name it was sold under?
- What the brand actually contributes. Design, specification, fit out, an operator, or only the name? Get it listed in the agreement.
- Who operates the amenities and at what cost. Branded schemes carry higher recurring charges. Ask for the projected maintenance figure per square foot, in writing, with an escalation clause.
- The resale pool. At this price the buyer pool in Sector 97 is small. Ask what comparable branded stock in Noida has resold for and how long it took.
The record you can check yourself
Everything published about this project at present comes from channel partners rather than the developer, which our project page flags on every figure. The registration is the exception.
What the reviews cannot tell you
No review anywhere addresses the licence agreement, the specification annexure, the operator arrangement or the recurring cost, and those four documents are the purchase. At this price the paperwork is the product.
Nothing addresses the delivery record either. Ask how many projects this developer has completed in the National Capital Region, on what timetable against the registered dates, and get the numbers from the RERA portal rather than from a presentation.
And nothing addresses the exit, which is the weakest point of any ultra premium purchase. A unit at Rs 7.75 Cr and above has a handful of possible buyers in this market. Ask for actual registered resale evidence for comparable branded stock, not an index.
Questions worth asking before you sign
At this price the questions are all contractual. Every one should be answered by a document, reviewed by your own lawyer rather than the developer’s.
- What is the term of the brand licence, what are its termination triggers, and what happens to my unit if it ends?
- Exactly what does the brand contribute: design, specification, fit out, operation, or the name? Ask for it in a schedule to the agreement.
- Is the finish specification annexed unit by unit, with brands and models named, or described generally?
- What is the projected maintenance charge per square foot at occupancy, what escalation applies, and who audits it?
- Who operates the amenities and the services, on what contract, and for how long?
- What completion date does UPRERAPRJ690055/10/2025 show, and what compensation applies if 2029 slips?
- How many projects has this developer completed in the NCR, and how did each perform against its registered completion date?
- What have comparable branded residences in Noida actually registered for on resale, and how long did each sale take?
- What is the all inclusive cost including parking, club, IFMS, GST and registration, and until when is it valid?
- Why are there three separate Google listings for this project, and which entity is the official one?

We verify that you hold an allotment before publishing, we publish the criticism, and we will not average three duplicate sales listings into a rating to make this page look busier.
We publish the criticism with the praise. We do not accept payment for a rating, we do not write reviews in anyone else’s name, and we will not put a star score on this page until we have reviews of our own that we can stand behind. If you think something here is wrong, tell us and we will check it and correct it.
