ACE Edit Reviews
Before any rating: RERA classifies ACE Edit as a commercial project, 293 studios and 286 shops, with completion in April 2029. There are no residents and there will not be for years. The seven Google ratings and three portal reviews that exist are about a sales experience, and two of the three carry an agent label.

Project started or not
“Ace Edit is an overall good company and the project looks promising.
Very nice location
Source: the Google listing for ACE Edit, read on 26 September 2026, showing 3 of 7 reviews. Reviews belong to their authors and appear with the name, rating and date Google publishes. A Google listing collects ratings from residents, visitors and sales-office walk-ins alike, so read the words rather than the average.
Where the numbers on this page come from
Seven Google ratings is not a sample. Three Square Yards reviews, two of them labelled as written by a real estate agent, is not a second opinion. On a project with completion in 2029 that is the expected state of affairs, and dressing it up as a score would be meaningless.
We are publishing the numbers anyway, with their sample sizes visible, because the sample size is the information. A 4.7 from three is a weaker signal than a 3.6 from eighty eight, and most review pages present them as though they were comparable.
| Source | Score | Reviews | Checked | What it is worth |
|---|---|---|---|---|
| Google Maps | 4.0 | 7 ratings | 26 September 2026 | Seven ratings on an unbuilt project. Treat as anecdote, not as a score. |
| Square Yards | 4.7 | 3 reviews | 26 September 2026 | Two of the three carry a Real Estate Agent label. That leaves one unlabelled opinion. |
| Resident reviews | Not possible | 0 | 26 September 2026 | Completion is April 2029, and the registration is commercial. There are no residents to review it. |
| Our own verified reviews | None | 0 | 26 September 2026 | We hold none and we will not invent any. |
One habit of property review sites is worth knowing before you read any score. MouthShut rates a builder, not a project: the same ACE average of 2.13 from 60 reviews is printed on ACE Platinum, ACE Divino and ACE Aspire, and the same ATS average of 1.39 from 39 appears on four ATS projects. A builder score is not evidence about an address. Square Yards review sets have the opposite problem: they are small, they often arrive in a single month, and a large share carry an agent or broker label.
This is a commercial project, not a residential one
The UP RERA registration classifies ACE Edit as commercial. The unit mix is 293 studios and 286 shops on about 3.4 acres, 579 units in total, with completion in April 2029. That matters for anyone reading this page expecting a residential review: there is no society here, no apartment owners’ association, and the studios are investment or short stay stock rather than family homes.
It changes what a review could even mean. A residential review is about living somewhere. A commercial review is about yield, tenant demand, footfall, the management arrangement and the exit. Nothing in the handful of ratings that exist addresses any of those, because the project will not be built for another three years.
It also changes the paperwork you need. A studio in a commercial registration is not a dwelling for the purposes of home loan eligibility, stamp duty treatment or resale to an end user. Establish all three with your own lawyer before you rely on a sales office answer.
What reviewers actually raise
There is nothing to theme from seven ratings and one unlabelled review. What is assessable today is the commercial case, and that is a different exercise from reading reviews.
For a studio or a shop on the Yamuna Expressway the question is demand. That corridor is being bought largely on the expectation of the new airport and the development around it. Whether 579 units of studio and retail stock let, and at what rent, depends on employment and footfall arriving on a timetable nobody controls. That is the risk, and no review will price it for you.
What to assess instead of reviews on a 2029 commercial project
- Who manages the letting, and on what terms. Ask whether there is a management or assured return arrangement, who stands behind it, and what happens if it lapses.
- Loan, stamp duty and resale treatment. A studio in a commercial registration is treated differently from a flat. Confirm all three with your own lawyer and lender, in writing.
- Realistic rent, not projected rent. Ask for current achieved rents for comparable studios and shops on this stretch today, not a projection tied to the airport opening.
- The retail and studio split. 286 shops in one scheme is a lot of retail. Ask what the anchor plan is and what happens to rents if the retail does not fill.
The record you can check yourself
Because there is no operating history and no review base, the registration is effectively the whole of the evidence. Read the filed documents rather than the brochure.
What the reviews cannot tell you
Nothing in any review tells you the thing that decides the outcome of a purchase like this: what the unit will let for in 2029 and to whom. Anyone who claims to know that is guessing, including the people quoting airport timelines at you.
Nothing addresses the management arrangement either, and on studio stock that is the difference between an asset and a liability. An empty studio in a scheme of 293 studios costs you maintenance every month with no rent against it.
And nothing addresses exit. Ask who the buyer of your studio is in 2030 and at what price. If the answer is another investor rather than an occupier, you are relying on the next person believing the same story.
Questions worth asking before you sign
These are investment questions rather than home buying questions, which is what a commercial registration calls for.
- Does the registration classify my unit as commercial, and what does that mean for my home loan eligibility, stamp duty and GST?
- Is there a management or assured return arrangement, who is legally liable under it, and for how long does it run?
- What are comparable studios and shops on this stretch of the Yamuna Expressway letting for today?
- What completion date does UPRERAPRJ467686/09/2025 show, and what compensation applies if April 2029 slips?
- What is the common area maintenance charge per square foot, and who pays it while the unit is vacant?
- What is the retail leasing plan, and is any anchor tenant committed in writing?
- Who is the likely buyer of this unit in 2030, an occupier or another investor?
- What is the payment demand schedule tied to, and are those the milestones filed with RERA?
- Are there open UP RERA complaints against this registration? Search the number yourself.
- What is the all inclusive cost including parking, maintenance deposit, GST and registration?
Add your review of ACE Edit
If you have booked a studio or a shop at ACE Edit, you can review the one thing that is reviewable now: the sales process, the documents you were shown, what was annexed to the agreement and what the returns conversation actually sounded like.
We verify that you hold an allotment before publishing, and we publish the criticism. We will not put a star rating on this page, and we will keep saying that this is a commercial project with completion in 2029.
We publish the criticism with the praise. We do not accept payment for a rating, we do not write reviews in anyone else’s name, and we will not put a star score on this page until we have reviews of our own that we can stand behind. If you think something here is wrong, tell us and we will check it and correct it.
