ACE Edit is ACE Group’s mixed-use commercial project on about 3.4 acres in Sector 22D, Yamuna Expressway. It brings together a retail high street, a food and beverage street and 293 studio apartments above the shops, with 579 units in all. It’s registered with UP RERA as UPRERAPRJ467686/09/2025, and the completion date filed is April 2029.
There are two ways to buy here. The studio apartments are about 780 sq ft (super area), and channel partners quote them from around ₹85.76 L at roughly ₹10,995 per sq ft. The retail shops on the lower floors start at about 500 sq ft, and quoted prices run from around ₹85 L for the smaller shops to about ₹1.70 Cr for 1,000 sq ft.
The pitch is location. Sector 22D sits on the Yamuna Expressway close to the Noida International Airport at Jewar (about 25 minutes by road), the planned Film City and the Buddh International Circuit. ACE is betting that airport staff, business travellers and students from nearby universities will want compact, serviced-style homes and a place to shop and eat.
An honest note before you buy: this is a commercial project, so treat the studios as an investment rather than a family home. Loans on commercial property can work differently, and rents will depend on how fast the airport corridor fills up. If you want a home to live in nearby, look at ACE Terra or Eldeco Echoes of Eden in the same sector.

ACE Edit sells two kinds of units: studio apartments on the upper floors and retail shops on the lower floors. The figures below are indicative prices quoted by channel partners in 2026. Your final price will depend on the floor, frontage and which charges apply.

Buying a studio or shop? Check these first
Match the RERA number and completion date on up-rera.in. The RERA record lists the promoter as Logix Buildestate Pvt Ltd, the ACE Group company behind the project, so make sure your agreement is with the registered promoter.
For a studio, ask how the unit is classified, whether banks will fund it, and what the maintenance and IFMS charges will be, since these affect your rental return. For a shop, ask about the exact floor, frontage and footfall plan. Get the full cost sheet in writing before paying the booking amount.
ACE Edit location: Sector 22D, Yamuna Expressway
ACE Edit is in Sector 22D on the Yamuna Expressway, one of the YEIDA sectors that sit between Greater Noida and the Noida International Airport. The expressway connects it to Pari Chowk and Greater Noida in one direction and to Jewar in the other.
