Logix ACE Estate Reviews

We searched every platform we use and found no reviews of Logix ACE Estate at all: not on Google, not on the property portals, not on the consumer complaint sites, not in forum threads. What we did find is a RERA completion date of 31 December 2025 that has now passed. That is the more important fact, and it is this page’s reason for existing.

No Google reviews exist for this project

We checked the Google listing on 26 September 2026 and found none we could attribute to this project. The section below sets out what does exist and why it does not belong on this page. We have not written any reviews to fill the gap. If you own or have booked here, yours would be the first.

Where the numbers on this page come from

A complete absence of reviews is unusual enough to be worth explaining. Two things account for it here. First, this is a plotted scheme rather than an apartment project, and plot buyers do not review purchases the way flat buyers do. Second, there is no occupied community to review: a plot buyer builds, and until houses exist there is no lived experience to describe.

The absence is therefore not in itself a warning about the scheme. What deserves attention is the lapsed completion date and the fact that no price is published anywhere credible, with the sources we checked roughly 30 per cent apart.

One habit of property review sites is worth knowing before you read any score. MouthShut rates a builder, not a project: the same ACE average of 2.13 from 60 reviews is printed on ACE Platinum, ACE Divino and ACE Aspire, and the same ATS average of 1.39 from 39 appears on four ATS projects. A builder score is not evidence about an address. Square Yards review sets have the opposite problem: they are small, they often arrive in a single month, and a large share carry an agent or broker label.

The registered completion date has passed

The registration for this scheme carried a completion date of 31 December 2025. That date is behind us. On a plotted development the registered completion refers to the internal development work, which means the roads, the drainage, the water supply, the sewerage and the power distribution across 68 acres.

So the question to put first is not what anyone thinks of the scheme. It is whether that infrastructure is finished, and whether the registration has been extended. Both are answerable on the UP RERA portal and both are answerable by standing on the site.

We say this plainly because there is nothing else on the public record to weigh it against. With no reviews of any kind, the lapsed date is the only signal available, and a page that buried it under invented praise would be doing you harm.

What reviewers actually raise

There is nothing to theme, so this section is about what to do instead. On a plotted scheme with a lapsed registration, a site visit substitutes for every review you would otherwise read, and it is more reliable than any of them.

Walk the internal roads and see whether they are laid and kerbed or graded earth. Look for street lighting poles, for manhole covers on a drainage run, for a water line and an overhead tank or pump house, for a distribution transformer. Those are visible in twenty minutes and they tell you exactly how far the internal development has actually got, whatever the sales office says.

What to look for on site, in place of reviews

  1. Roads. Laid, kerbed and drained, or graded earth? Photograph them with a date.
  2. Drainage and sewerage. Manhole covers at intervals along a run, not one near the gate.
  3. Water and power. Is there a pump house, an overhead tank, a distribution transformer, street lighting?
  4. Occupied plots. How many houses are actually built and lived in? That is the real measure of whether a plotted scheme is working, and on a 68 acre site you can count them.

The record you can check yourself

With no reviews in existence the registration is the entire evidence base. Search the numbers yourself and read what is filed, including the quarterly progress updates, which on a plotted scheme show the infrastructure position.

What the reviews cannot tell you

Reviews would not have answered the questions that matter here anyway. Is the lease deed executed and are authority dues paid? Is the plot demarcated on the ground with a visible number? What is the permitted ground coverage and floor area ratio? How long does a building plan approval take here in practice? None of that comes from a review and all of it comes from documents and a site visit.

The lapsed completion date has a specific consequence worth naming. If the internal development is incomplete, you may own a plot you cannot practically build on yet, or can build on only at your own cost for temporary services. Ask for the position in writing before you pay.

And on price: when no credible source publishes a figure and the ones that do are 30 per cent apart, you have no market reference. The only reliable comparable is what plots in this scheme have actually registered for at the sub registrar’s office. Get your lawyer to pull them.

Questions worth asking before you sign

These are plot purchase questions. Every one should be answered on paper, and several should be answered by walking the site with a camera.

  1. The registered completion date of 31 December 2025 has passed. Has the registration been extended, and what does the portal show today?
  2. What internal development is complete: roads, drainage, sewerage, water, power, street lighting? Ask for it item by item and then go and look.
  3. Is the lease deed executed and are all authority dues cleared? Show me the current dues position.
  4. Is my specific plot demarcated on the ground with a visible plot number, and can we walk to it today?
  5. What are the permitted ground coverage, floor area ratio, setbacks and height on this plot size?
  6. What is the building plan approval process here, who files it, and how long has it actually taken for plots already built on?
  7. How many plots in this scheme have been built on and are occupied today?
  8. What have plots here actually registered for at the sub registrar’s office in the last twelve months?
  9. What scheme or maintenance charge applies, what does it cover, and who collects it?
  10. Are there open UP RERA complaints against UPRERAPRJ442226/10/2024? Search the number yourself.

Add your review of Logix ACE Estate

There is not a single review of Logix ACE Estate anywhere in public. If you own a plot here, or have tried to build on one, yours would be the first, and it would be the most useful piece of information about this scheme that exists.

We verify ownership before publishing, we publish the criticism, and we will not put a rating on this page while there is nothing to base one on. We will keep the lapsed completion date at the top of it.

We publish the criticism with the praise. We do not accept payment for a rating, we do not write reviews in anyone else’s name, and we will not put a star score on this page until we have reviews of our own that we can stand behind. If you think something here is wrong, tell us and we will check it and correct it.
