Ask for plans and photosTata Eureka Park: two phases, and the carpet area everyone gets wrong
Tata Eureka Park is a residential project at Plot No. SC 02/A-1, Sector 150, Noida, marketed under the Tata Value Homes brand. The registered promoter is Land Kart Builders Private Limited. Phase 1 is complete and a completion certificate reached the UP RERA record on 27 May 2026. Phase 2 is still under construction against a RERA date of 30 September 2026.
Start with the areas, because this is where almost every listing for this project is wrong. The numbers 1100, 1285 and 1575 are unit-type names, not carpet areas. Tata’s own plan sheet gives the carpet areas as 60.164 sq m for the INTELLO 1100, 72.781 sq m for the BRIGHTUS 1285 and 91.169 sq m for the PRIMUS 1575, which is 647.61, 783.41 and 981.34 sq ft. Square Yards presents 1,100 and 1,285 sq ft as carpet area. Those are roughly 60 per cent larger than the real carpet figures. If you are comparing this project to another on a per square foot basis, that error will flatter it badly.
Second, there are two phases and only two. UP RERA shows Land Kart Builders with two registered projects in total, which closes the question. Broker material referring to further phases or to named blocks beyond the three unit types is not describing anything on the statutory record.
Third, the plot. SC 02/A-1 is a sub-plot of Sector 150’s Sports City land. Registries, occupancy certificates and map approvals across the sector were frozen from January 2021, and the freeze was lifted on conditions during 2026. Phase 1’s completion certificate is dated 27 May 2026, after that lift. Whether it is an unconditional certificate or one issued under the conditional framework is not something we could establish from any published source, and it is the single most useful question you can ask before you buy here.
One more item from Tata’s own disclaimer, which we would rather repeat than bury: the project land is mortgaged in favour of ICICI Prudential Asset Management Company Limited. A mortgage on project land is ordinary construction finance and not a red flag by itself, but you should confirm a release or no-objection for your specific flat before registry.
What stands out
Ask us for the carpet area as filed, and whether Phase 1’s completion certificate is unconditional.

Tata Value Homes published this film in October 2019 under its Home Smart Home campaign, and it names Sector 150 Noida in the title. It runs about five minutes, which is longer than most developer films and shows more of the plan.
It dates from the Phase 1 construction period, so read the interiors as intent. The smart-home features it demonstrates, keyless fingerprint entry and app-controlled lighting and air conditioning, are the part Tata commits to in writing.
Ask us about this projectTata Eureka Park price and carpet area
The carpet areas below are Tata’s own, from its plan sheet, in square metres with the square foot conversion alongside. We have put the unit-type name next to each so you can see why the listings go wrong.
Prices are resale asks. Tata’s own page says Phase 1 and 2 are sold out, so there is no developer price list to quote.
*The numbers 1100, 1285 and 1575 in the unit names are not carpet areas. Actual carpet is roughly 59 to 62 per cent of those figures, and the developer’s own plan sheet is the source for the square metre values above. Any listing presenting 1,100 or 1,285 sq ft as carpet area is wrong. Note also that individual resale asks sit below the portals’ computed headline range of ₹1.45 Cr to ₹2.08 Cr, so treat that range as a portal artefact rather than the market. Stamp duty, registration, GST and other charges are extra.
Tata's own figures.
Tata Eureka Park amenities
The first group below is Tata’s own published list, in its own words. The smart-home items are the ones worth pinning down in the agreement, because they are specification rather than landscaping and they are what the marketing leans on.
Portals add a gymnasium, sauna, spa, kids’ pool, tennis court and party lawn, along with an IGBC certification claim. We have not been able to confirm the IGBC claim on Tata’s own material, so we are not repeating it as fact.
Where Tata Eureka Park stands
UPRERAPRJ5448 registered 11 August 2017 with a 68 month duration and an original completion date of 31 March 2023.
UPRERAPRJ469983 registered 6 October 2021 with a 60 month duration and a completion date of 30 September 2026.
Phase 1’s completion date moved from 31 March 2023 to 30 September 2023 on a COVID extension, and then to 29 June 2025.
A completion certificate was uploaded to the UP RERA record for Phase 1 on 27 May 2026, after the Sector 150 registry freeze was lifted.
Phase 2’s RERA completion date is 30 September 2026 and no completion or occupancy certificate is recorded against it. No extension is shown.
Ask whether Phase 1’s certificate is unconditional, and get a mortgage release for your flat from ICICI Prudential AMC before registry.
Buying at Tata Eureka Park? Check these first
Get the carpet area in writing and in square metres. The unit names contain numbers that look like areas and are not. A 2 BHK INTELLO 1100 has a carpet area of 60.164 sq m, which is 647.61 sq ft, not 1,100 sq ft. Any comparison you make using the listing figures will be wrong by about 60 per cent.
Then settle the certificate question. Phase 1’s completion certificate reached the RERA record on 27 May 2026, after Sector 150’s registry freeze was lifted on conditions. Ask, in writing, whether that certificate is unconditional or was issued under the conditional framework, and confirm at the sub-registrar that registries for this project are being executed. Separately, the project land is mortgaged to ICICI Prudential Asset Management Company Limited, so ask for a release or no-objection covering your flat.
Tata Eureka Park location: Sector 150, Noida
Sector 150 runs along the Noida to Greater Noida Expressway and is the sector Noida set aside for its Sports City scheme, which is why it is lower density and greener than the Expressway sectors closer to Delhi.
There is no metro station inside Sector 150. Noida Sector 148 on the Aqua Line is the nearest. Portal figures for distances here vary widely, so we have given ranges rather than pretend to precision. See the rest of the sector in Sector 150 Noida.
Tata publishes no distances for this project. Every figure above comes from listing portals, and two of them disagree with each other on the expressway distance, so we have given the range. We would measure the route from the gate yourself at peak hour before relying on any of it.
Tata Value Homes and Land Kart Builders
The brand is Tata Value Homes. The registered promoter on both phases is Land Kart Builders Private Limited, which Tata’s own site describes as a subsidiary of Tata Value Homes Limited and Lotus Greens Constructions Pvt Ltd. Tata’s own pages are not consistent about whether Lotus Greens remains a shareholder: the legal footer names only Tata Value Homes. That is worth knowing, because the Tata name here sits on a joint entity rather than on Tata alone.
UP RERA records 23 complaints against Phase 1 and one against Phase 2, 27 in total against the promoter. For a project of roughly a thousand homes, 23 is a number worth asking about rather than dismissing, and the period it covers is the years when registries across the sector were frozen.
We found no insolvency proceeding against Land Kart Builders and no consumer forum order naming this project. For other Sector 150 addresses see ACE Parkway and Godrej Nurture.
