Eldeco Ballads of Bliss is the group’s May 2025 launch in Sector 22D on the Yamuna Expressway. Eldeco describes it as 5 acres on a 120 metre wide road, with air conditioned 2 and 3 BR homes and penthouses in three towers. It sold quickly, and Eldeco has since announced the project as sold out on its own channels.
Channel partners describe towers of ground plus 32 floors with six homes per floor served by five high-speed lifts, penthouses on the top two floors and corner planning so that homes open on more than one side. Quoted super areas for the 3 BHK are about 1,550 to 1,850 sq ft, with partner price quotes in the ₹1.55 Cr to ₹1.89 Cr range.
Because fresh inventory is closed, what usually comes up here is a resale or an assignment from an original buyer. Those deals need care over the transfer charges Eldeco levies, the outstanding construction linked instalments and whether the seller’s payments are current, so ask us to check the ledger before you commit to anything.
Air conditioning is fitted as part of the specification, which is the same approach Eldeco has taken at Eldeco Echoes of Eden, its newer launch in the same sector where fresh inventory is still available.

Eldeco’s list for Ballads of Bliss covers a swimming pool, gym, open gym, squash court, box cricket, a multipurpose court, an amphitheatre, a party hall, a pool table room, a reading room, a kids play area, peripheral greens, CCTV security and power backup.
Homes come with air conditioning fitted, which in this price band is unusual on the Yamuna Expressway and saves a meaningful amount at fit-out.

The site fronts a 120 metre wide road in Sector 22D, the sector that has drawn most of the new launches on this stretch since work on Jewar airport began. Eldeco lists Sardar Patel Vidyalaya at 1.1 km, the Buddh International Circuit at 5.1 km, Kailash Hospital at 5.6 km and Noida International Airport at 32.5 km.
