Prateek Edifice is an eight tower project of 476 apartments on 6.90 acres at plot GH-01A, Beta-2, Sector 107, Noida. It is registered with UP RERA as UPRERAPRJ2683, taken out on 28 July 2017. Unusually for a project of this age, the RERA filing publishes carpet areas for every layout, which is the most useful number on this page.
The RERA filing gives carpet areas of 128.85 sq m for the smaller 3 BHK, 162.48 sq m for the larger one, 214.60 sq m for the 4 BHK and 275.91 sq m for the 5 BHK, with three penthouses between 514.67 and 597.36 sq m. In square feet that is roughly 1,387, 1,749, 2,310 and 2,970, with penthouses from about 5,540 to 6,430. Those are the figures to compare against other projects, not the super areas portals quote.
One inconsistency sits in the RERA record itself. The unit counts listed against each type add up to 504 homes while the apartment total on the same record is 476. We have not been able to reconcile that, so we are flagging it rather than picking whichever number suits.
There is also a status question. The UP RERA record still shows the project as ongoing, with a 67 month registered duration from July 2017 that would have run out around February 2023. Prateek describes it as a completed project with ready to move apartments, and one portal gives possession as September 2018. The likeliest explanation is that the registration was simply never closed out, but ask for the occupancy certificate rather than assuming.

It was posted in July 2018, before handover, so it shows the project as it was being sold rather than as it stands now. On a delivered project that gap matters: treat it as the design intent and judge the finish on a site visit.

The carpet areas below are from the UP RERA filing, which is the most reliable source available for this project. The super area column is a portal figure and is not confirmed by Prateek or by the register. The gap between the two columns is wider than a normal loading, so treat the super figures with caution and buy on the carpet number.
*Prateek publishes no price. The figures shown are a portal quote captured in September 2026 at about ₹18,600 per sq ft on super area. For reference, the promoter’s own declared price range in the RERA filing runs from ₹1.55 Cr to ₹12.00 Cr depending on the unit, which is a filing figure rather than a current market price. The unit counts above total 504 against an apartment total of 476 on the same record; that inconsistency is in the register, not in our arithmetic.

Prateek Edifice amenities
Prateek publishes a clubhouse, a swimming pool, sports and indoor facilities, play areas, pathways, landscaped greens and water bodies, and describes the towers as low density.

Buying at Prateek Edifice? Check these first
Buy on the carpet area. The RERA filing gives it for every layout and the portal super areas are 49% to 72% higher, which is a wider spread than a normal loading and means the super figure is doing a lot of work in the price per square foot.
