ACE Aspire is a delivered project of 988 homes in Techzone IV, Greater Noida West, on Atul Marg within the Amrapali Leisure Valley belt. ACE publishes three configurations on super area, from a 1,159 sq ft 2 BHK to a 1,594 sq ft 3 BHK. Everything available now is resale.
The unit count here is one of the few figures in this project’s data that everyone agrees on. ACE publishes 988 flats and both portals we checked give the same number, which is worth noting because on most delivered Noida Extension projects the unit counts scatter. Nine towers and 28 floors come from the portals only; ACE shows those as blank icons on its own page.
We could not find a UP RERA registration for ACE Aspire. ACE publishes a page listing the RERA numbers of sixteen of its projects, and Aspire is not on it. One portal records the status as GNDA approved. Completion before the registration cut off is the likeliest explanation, given a possession date around the end of 2016, but no source states it, so we are telling you no number was found rather than offering a reason to stop checking.
Two numbers you will see on other sites are not this project’s RERA number. UPRERAPRJ16748 appears on a single channel partner page that also calls a delivered project under construction and prices 2 BHK and 3 BHK identically at forty lakh; nothing supports it. UPRERAAGT10119, printed by one portal under the heading RERA Registration, is that portal’s own agent registration.

ACE Group’s own walkthrough for Aspire runs a little under six minutes, posted in August 2013.
It predates the 2016 handover by three years, so it is a pre construction animation. The skating rink and the garden games ACE publishes as amenities appear in it, which makes it worth watching before a visit purely so you know what to go and look for.

The sizes below are ACE’s own, from its floor plan page, which labels them super area and gives them in square metres. The square foot column is the conversion. Both portals publish the same numbers within a foot, and one of them correctly calls them super built up.
No carpet area is published for this project by ACE or by anyone else, so get it in writing from the seller before you agree a rate.
*ACE publishes no price; the price list sits behind an enquiry form. Two portals captured in September 2026 give resale asking prices about twenty per cent apart: one quotes ₹1.51 Cr, ₹1.77 Cr and ₹2.07 Cr for the three sizes, the other gives a range of ₹1.26 Cr to ₹1.73 Cr at about ₹8,450 per sq ft. Both are asking prices rather than transacted values and neither is a developer price list. Stamp duty, registration and transfer charges are extra.

ACE’s own list for this project is short but specific, and two items on it are unusual enough to be worth a look on a visit: a skating rink and an oversized garden snakes and ladders board.
The longer list below it comes from a property portal. On a project handed over a decade ago, what matters is which facilities are still running and who pays for them, so use that list as questions rather than as a description.
Where ACE Aspire stands
ACE publishes no launch date. One portal records the status as GNDA approved, with no RERA registration, which fits a project completed before registration became compulsory.
One portal gives 31 December 2016 as the possession date. ACE publishes none, and no occupancy or completion certificate was found in any source.
ACE lists the project status as delivered. Both portals record ready to move, with an active resale market.
No RERA record exists to check. Ask the seller for the occupancy certificate for the specific tower and read the maintenance ledger.
Buying at ACE Aspire? Check these first
With no RERA record, the occupancy certificate for the tower is the document that matters. Ask for it by tower number, since nine towers do not necessarily share one certificate, and ask what the GNDA approval covers.
Do not accept UPRERAPRJ16748 as this project’s RERA number. It appears on one channel partner site whose other details about the project are plainly wrong, and nothing in the developer or regulator record supports it. ACE Aspire location: Techzone IV, Greater Noida West
The project is on Atul Marg in Techzone IV, Greater Noida West, near the Metropolitan School of Management and within the Amrapali Leisure Valley belt. That much comes from portals; ACE publishes only the sector.
ACE says the project is near a proposed metro station but names no station, gives no distance and no date, so we have not published one. See what else is in the area in Techzone 4.

ACE Group

One portal attributes ACE Aspire to ACE Realty and another to ACE Group. Neither is a legal entity name we could verify against a regulator record, and ACE registers different projects under different entities, so we have not published one for this project.
For context rather than as a mark against ACE: NCLT Delhi approved ACE Infracity’s resolution plan for the insolvent Three C Homes in June 2023. That is ACE acquiring a distressed builder as the resolution applicant, not ACE being wound up, and it has nothing to do with this project.
