ACE Divino is a delivered project of 1,572 homes across eleven towers at Plot GH-14A, Sector 1, Greater Noida West. ACE publishes 2, 3 and 4 BHK apartments along with garden floors and penthouses. It is registered with UP RERA as UPRERAPRJ6734, registered on 9 August 2017 with a 72 month duration, and everything available now is resale.
The RERA number here is the best verified of any project in this cluster. ACE publishes UPRERAPRJ6734 on its own project page and again in its sitewide disclosure list, and an indexed UP RERA record returns the same number against the project name Ace Divino, with a registration date of 9 August 2017 and a promoter ID of UPRERAPRM7399. Four separate portals agree. There is no ambiguity.
What that record also tells you is the promoter’s legal name, and it is not ACE. The registered promoter is Starcity Real Estates Private Limited. ACE Group India is the brand. If you are buying here, read the name on the paperwork and do not assume the entity matches the hoarding.
The price data, by contrast, is close to useless and we would rather say so than pick from it. One portal shows ₹35.81 lakh to ₹55.42 lakh at ₹3,599 per sq ft, which is clearly launch era pricing from years ago. A channel partner quotes ₹1 Cr to ₹2.93 Cr across configurations. A third says ₹2.06 Cr for a 4 BHK with most other configurations sold out. That is roughly a sixfold spread with no dated source anywhere, so we have published no headline price.
One detail worth checking on a visit: portals describe an inter-tower skywalk. That is not on ACE’s own page, and on a delivered project it is exactly the kind of feature that either exists or does not. Go and look.

ACE Group’s own walkthrough for Divino runs about five minutes and was posted in August 2018, a year after registration and around five years before handover.
So it is the selling film, not a record of the finished society. ACE also publishes dated construction updates for Divino on the same channel. Watch this for the tower arrangement and the club, then go and check the built version, including whether the inter-tower skywalk the portals describe actually exists.

ACE names the configurations on its own page but publishes no sizes and no price. The sizes below come from portals, and one of them does state the area basis as super built-up, which is more than most manage.
Two portals disagree on the 3 BHK, giving 1,540 and 1,565 sq ft for what appears to be the same layout. We have shown both rather than average them. No carpet area is published anywhere.
*ACE publishes no price for ACE Divino. The three sources we found are about six times apart with no date on any of them: ₹35.81 lakh to ₹55.42 lakh at ₹3,599 per sq ft on one portal, which is plainly launch era; ₹1 Cr to ₹2.93 Cr across configurations on a channel partner site; and ₹2.06 Cr for a 4 BHK with other configurations shown as sold out on a third. A spread that wide is not a price range, it is an absence of data, so we have published none of it. Ask us for recent registry values in the tower you are looking at. Stamp duty, registration and transfer charges are extra.

ACE Divino amenities
ACE’s own list is short: a double height entrance lobby, a club, a pool, billiards and table tennis, garden floors and penthouses, and restricted security entry.
The portal list below it is much longer and includes an inter-tower skywalk, which would be a distinctive feature if it exists. It is not on ACE’s page. On a project delivered around 2023 the whole portal list is checkable in an afternoon, so treat it as a visit checklist rather than a description.
Where ACE Divino stands
UP RERA registration UPRERAPRJ6734 dated 9 August 2017, to Starcity Real Estates Private Limited, with a project duration of 72 months on the record.
One portal gives 30 April 2023 as the possession date. ACE publishes no handover date. A 72 month duration from August 2017 gives a nominal expiry around August 2023, which is consistent.
ACE lists the project as delivered and a portal records it as ready to move, with an active resale market.
We could not read a completion certificate date or a complaint count for this project. Ask the seller for the occupancy certificate for the specific tower and check the RERA record yourself.
Buying at ACE Divino? Check these first
The registration is solid and easy to verify, so use it: look up UPRERAPRJ6734 on up-rera.in and read the promoter name, Starcity Real Estates Private Limited, against whatever is on the paperwork you are shown. We were not able to read a completion certificate date or a complaint count for this project, so the tower’s occupancy certificate is the document to ask for.
Get the carpet area in writing, because nobody publishes it, and note that two portals disagree on the 3 BHK size by 25 sq ft. Ignore any price you read online for this project: the available figures run from ₹35 lakh to ₹2.93 Cr and none is dated. The address is Plot GH-14A, Sector 1, Greater Noida West, PIN 201306, near Gaur Chowk according to a portal. ACE describes the site as a three sided open plot.

The promoter registered against ACE Divino is Starcity Real Estates Private Limited, promoter ID UPRERAPRM7399. That is the entity on the register, and it is not the ACE-named company. ACE uses several different legal entities across its portfolio, which is why it is worth checking each project rather than the brand.
We could not read a complaint count for this project or for Starcity Real Estates from the register this session, and we are not going to estimate one. We also found no NCLT, insolvency or stalled construction record naming either.
