Gaur Saundaryam is a delivered project of 2,068 apartments across thirteen blocks on 71,100 square metres, about 17.57 acres, at GH-05C in Techzone 4, Greater Noida West. Gaurs publishes both super and carpet areas for every configuration, which is rare. It is registered with UP RERA as UPRERAPRJ6335 and completion certificates are on that record.
Read the RERA number carefully, because its scope is narrower than it looks. UPRERAPRJ6335 is registered as Gaur Saundaryam Phase 2. The development is Phase 1 and Phase 2 together, and we found no separate registration for Phase 1. The likely explanation is that Phase 1 completed before the 2017 registration cut off and never had to register, but we could not confirm that. So if you are buying in Phase 1, that number does not cover your flat and you should ask what does.
The data quality here is otherwise the best in this group. Gaurs publishes a brochure giving super areas in square metres and carpet areas alongside them, and the UP RERA record gives carpet areas tower by tower. The two nearly agree: the brochure says 150.10 square metres carpet for the 4 BHK and the register says 148.26. Where they differ, use the register.
The blocks are named Amantha, Aster, Orchid, Blossom, Jasmine and Tulip, with a High Street retail component holding shops. Structures run from stilt plus 21 floors to stilt plus 27 depending on the block, over two basements, with three lifts each.
One figure worth knowing before you go in: the UP RERA record carries 15 complaints against this project, out of 22 against the promoter Gaursons Realty Private Limited in total. That is most of the promoter’s complaint record sitting on this one project, and it is worth asking residents about on a visit.

Gaurs published this film for Saundaryam in January 2015, about six years before the RERA completion date and a decade before now. It runs just under three minutes.
That age matters. It shows the project as it was being sold, not as it stands today after Phase 1 and Phase 2 were both delivered. Watch it for the block arrangement and the club, then judge the finishes and the landscaping on a visit.

Gaurs publishes both bases in its own brochure, which is what every developer should do and few manage. The super areas are given in square metres; the square foot figures below are the conversion.
Where the brochure and the RERA record differ on carpet area, we have shown both. The register is the figure to rely on.

The range of ₹2.14 Cr to ₹2.79 Cr at an average asking of about ₹13,450 per sq ft comes from one portal captured on 13 September 2026, which also shows a starting figure of ₹2.07 Cr on the same date. That portal separately lists the 3 BHK as 1,595 to 2,075 sq ft, which does not match Gaurs’s own 1,650 to 1,850 sq ft super area range and looks like resale listing spread rather than the sanctioned unit mix; we have used the developer’s figures. Stamp duty, registration and transfer charges are extra.

Gaur Saundaryam amenities
Gaurs publishes a substantial list of its own, built around a club the brochure gives as about 4,645 square metres. A portal describes that same club as 50,000 square feet, which is the same number in different units rather than a contradiction.
The sports provision is the notable part: squash, tennis, basketball, volleyball and badminton courts plus a cricket pitch is more than most projects this size carry. On a delivered project all of it is checkable, so use the list as a visit checklist.
Where Gaur Saundaryam stands
Building permit dated 13 July 2016, valid to 12 July 2021 and revalidated to 11 July 2026, per the RERA record.
UP RERA registration UPRERAPRJ6335 dated 31 July 2017, registered as Gaur Saundaryam Phase 2, to Gaursons Realty Private Limited, with a 46 month duration.
The proposed completion date was 31 March 2021, extended to 29 September 2021 with a six month covid extension. Completion certificates have been uploaded, and the record was last updated 5 March 2025.
Gaurs describes the project as ready to move in, with Phase 1 delivered and Phase 2 completed. A portal gives possession as 13 November 2018, which conflicts with the RERA completion date; the register is the better source.
Ask which phase and block the flat is in, ask for the completion certificate covering that block, and read the RERA carpet area rather than the brochure figure.
Buying at Gaur Saundaryam? Check these first
Establish the phase. UPRERAPRJ6335 covers Phase 2 only, and we found no registration for Phase 1. If your flat is in Phase 1 the usual RERA check is not available to you, so the completion certificate and the occupancy paperwork for that block matter more.
Then read the complaint record as it stands: 15 complaints against this project, out of 22 against Gaursons Realty Private Limited across everything it has registered. The address of record is GH-05C, Techzone 4, Greater Noida West, in Gautam Buddha Nagar. Gaurs describes the site as being on a 130 metre wide road and near the six lane FNG expressway, giving access toward Delhi.

Gaurs Group and Gaursons Realty Private Limited
Gaurs Group is one of the larger builders in this corridor. Its other projects on this site include Gaur Mulberry Mansions, Gaurs The Islands and Legacy by Gaurs.
The promoter registered against this project is Gaursons Realty Private Limited, promoter ID UPRERAPRM1867. Note that three sources give three names: the developer’s HTML page brands it under Gaursons India Private Limited, its own brochure says Gaursons Realty Pvt. Ltd., and the UP RERA record says Gaursons Realty Private Limited. We have used the register.
The register shows 15 complaints against this project and 22 against the promoter in total, none under registration. We found no NCLT or insolvency filing naming Gaursons Realty Private Limited or this project. We should be precise about what that means: it is an absence of anything we could find, not a clearance, because the UP RERA NCLT and abeyance lists could not be read end to end.
