ACE Terra is an under construction project of twelve towers, each of 25 storeys, at Plot P5 and P6, Sector 22D on the Yamuna Expressway. ACE publishes 3 and 4 BHK apartments with decks. It is registered with UP RERA as UPRERAPRJ683816/04/2024, with completion proposed for 28 December 2028, and the compliance record here is the cleanest on this corridor.
The tower count is one of the few things ACE publishes itself, which is worth saying because on most projects in this cluster it does not. Twelve towers of 25 storeys is from ACE’s own page, not a portal. The unit count is not: three portals independently say 1,166 homes, and while they agree with each other, none of that is on the register.
The clean part is the record. Zero complaints against this project at UP RERA, and zero against the promoter of record, Ajay Realcon India LLP, across everything it has registered. That is unusual on the Yamuna Expressway corridor, where several schemes carry complaints or lapsed dates, and it is the strongest single thing this project has going for it.
Note the promoter name, though. Every portal writes the developer as ACE Group. The promoter registered with UP RERA is Ajay Realcon India LLP, at Sector 126, Noida. That is a different entity from the one behind ACE Verde and ACE Acreville, which is Three C Homes. ACE registers projects under several legal entities, so read the name on your own agreement rather than assuming.
One small thing on nomenclature. Two portals publish the same three sizes but call them different things: one says 3 BHK, 3 BHK and 4 BHK, the other says 3 BHK, 3.5 BHK and 4.5 BHK. The square footage agrees, the labels do not, so ask what the layout actually contains rather than trusting the label.

ACE publishes monthly construction updates for Terra on its own channel. This is the August 2026 one, posted in September and running under two and a half minutes.
On a project with a December 2028 completion date, a dated film from the developer is worth more than a rendered walkthrough, because you can hold it against the stage the register says the project should be at.

ACE names 3 and 4 BHK with decks on its own page but publishes no sizes and no price. The three sizes below come from portals, and only one of them states an area basis, which is saleable rather than carpet.
No carpet area is published anywhere for this project. On an under construction project you are entitled to the RERA carpet figure, so ask for it in writing before you agree a rate.
*ACE publishes no price. The range of ₹1.95 Cr to ₹3.33 Cr at about ₹10,995 per sq ft comes from one portal, captured in September 2026. A second portal says from ₹1.5 Cr onwards in one place and price on request in another, which is why we have not treated it as a source. The two portals also disagree on what to call the layouts while agreeing on the square footage. Stamp duty, registration, GST and other charges are extra.

ACE Terra amenities
The list ACE publishes for Terra is built around a clubhouse it calls Club Spade, with a swimming pool, a tennis court, a banquet hall and a kids area alongside green space and water features.
A portal publishes a much longer list adding a lap pool, squash, a library, a senior citizens area, a cafe and bakery and a multi-cuisine restaurant. None of that is on ACE’s own page, so we have kept it separate rather than presenting it as committed.

Buying at ACE Terra? Check these first
The compliance record here is clean, so the useful questions are the ordinary ones. Get the RERA carpet area in writing, because no source publishes it and the only area basis anyone declares is saleable. Ask which of the longer amenity list is actually in the sanctioned plan, since most of it appears only on a portal.
Read the promoter name on your agreement: it is Ajay Realcon India LLP, not an ACE-named company, and not the Three C Homes entity behind ACE Verde and ACE Acreville on the neighbouring plots. For the plotted scheme in the same sector, see Logix ACE Estate.

ACE describes the connectivity as golden but publishes no distances. The figures below are from a portal: half a kilometre to the Yamuna Expressway itself, ten kilometres to the Eastern Peripheral Expressway and about thirty to Noida International Airport at Jewar. The promoter registered against ACE Terra is Ajay Realcon India LLP, at the 7th floor, Plot 1/B, Sector 126, Noida. Every portal writes the developer as ACE Group, which is fair as branding but not what the register says. This is also a different entity from Three C Homes Pvt. Ltd., the ex-insolvency company behind ACE Verde and ACE Acreville in Sector 22A.
Ajay Realcon India LLP carries zero complaints at UP RERA across all its registrations, and we found no NCLT, insolvency or stalled project record naming it. On this corridor that is worth noting rather than taking for granted.
