Prateek Group New Launch

Ask for plans and photosPrateek Group’s new launch in Sector 150: where things actually stand
If you are searching for a Prateek Group new launch in Sector 150, this page is the honest version of the answer. Prateek has one registered project in Sector 150 today, Prateek Canary, registered with UP RERA as UPRERAPRJ591510. A further launch is anticipated. It does not have a registration yet, and until it does, nobody can give you a RERA number, a sanctioned plan or a legitimate cost sheet for it.
We would rather say that plainly than sell you a project that does not yet exist on paper. Pre-launch is a real stage of the market and there is nothing wrong with getting in early, but the thing that protects you at that stage is knowing exactly what has and has not been filed. Right now, for a new Prateek project in Sector 150, the answer is nothing has. What we can do is watch the register and tell you the day that changes.
There is one active trap worth naming while you research. Several property sites list a project called Prateek Verbena in Sector 150, typically with 700 units and unit sizes of 1,700, 2,040, 2,555 and 3,355 square feet. Those sizes are identical to Prateek Canary’s. Verbena appears nowhere on Prateek’s own website, carries no RERA number on any source we could find, and everything else written about it is broker material. Our reading is that Verbena was an early marketing name for the same plot that was dropped before Canary was registered in May 2019, and that stale listings have kept the name alive. Do not pay a booking amount against it.
The second thing worth knowing about Prateek Canary is that it is not a new launch either, whatever some pages say. It was registered on 28 May 2019 with a declared start of 15 May 2019 and a 96 month duration. Its completion date moved from 30 April 2027 to 29 October 2027 on a COVID extension. It is a seven year old project in its later construction phase, on plot SC-02/A7 in Sector 150, with 9 towers lettered A to I and 664 residences at two per floor.
Sector 150 is Noida’s Sports City sector. Registries, occupancy certificates and map approvals across the sector were frozen from January 2021 and lifted on conditions during 2026. For anything you buy here, new launch or otherwise, that is the background to check rather than ignore.
What we will tell you, and when
Leave your number and we will send you the RERA number, the plot and the cost sheet on the day the new project is registered.
Request PricingThe Prateek pipeline, and what is registered where
This is Prateek’s actual Noida and Ghaziabad footprint, so you can see what the group builds and where a Sector 150 launch would sit in it. Sectors are as Prateek and the registries record them, not as broker pages describe them.
Only Canary is in Sector 150. Anything marketed to you as a Sector 150 Prateek project that is not Canary has no registration behind it yet.
*Prateek Canary is on plot SC-02/A7, Sector 150, an area of 50,790 sq m or about 12.55 acres, with 9 towers lettered A to I and 664 residences at two per floor. Its published super areas are 1,700, 2,040 and 2,555 sq ft for the 3 BHK, 3,355 sq ft for the 4 BHK and 6,100 sq ft for the duplex penthouse. Note that 9 towers at two homes per floor does not multiply out to 664 without varying tower heights, so ask for the tower-wise plan rather than assuming. UP RERA records 15 complaints against Canary. We publish no price for Canary because the figures in circulation range from ₹93 lakh to ₹4.10 crore for comparable units, including one figure from the developer’s own page; ask us for a dated cost sheet instead.

What Prateek builds, based on Canary
Since the new launch has no published specification, the fairest guide to what to expect is what Prateek has specified at Canary in the same sector. The list below is Prateek’s own for that project.
Treat it as an indication of the group’s standard rather than a promise about a project that is not yet registered. When the launch is filed, the sanctioned plan is what binds.
Where the new launch stands
Prateek Canary registered with UP RERA as UPRERAPRJ591510 on 28 May 2019, on plot SC-02/A7, Sector 150, with a 96 month duration.
Registries and occupancy certificates across Sector 150, frozen since January 2021, were lifted on conditions during 2026, which is part of why new launches in this sector are viable again.
A further Prateek project in Sector 150 is anticipated. No UP RERA registration has been filed for it, so no RERA number, sanctioned plan or legitimate cost sheet exists yet.
The moment a registration is filed, the RERA number, the plot, the carpet areas and the declared completion date all become public. That is the point at which a price means something.
Register interest here. We will send you the RERA number, the plot, the filed carpet areas and a dated cost sheet as soon as they exist, and we will tell you if the plot carries Sports City conditions.
Buying a pre-launch? Three rules
Do not pay a booking amount against a project with no RERA registration. Section 3 of the Act requires registration before a promoter advertises, markets, books or sells. A pre-launch collection taken before filing sits outside that protection, and recovering it depends on the promoter’s goodwill rather than on the regulator.
Ask for the plot number rather than the project name. In Sector 150 the plot number tells you whether you are on Sports City land and therefore whether the conditional registry and occupancy certificate regime applies. A marketing name tells you nothing, and marketing names in this sector change. Prateek Verbena is the local example: a name that circulated, never got a registration, and still appears on property sites years later.
Sector 150, Noida: what the location is worth
Sector 150 runs along the Noida to Greater Noida Expressway and is the sector Noida set aside for its Sports City scheme, which is why it is the least dense of the Expressway sectors and carries the most open land.
There is no metro station inside the sector. Noida Sector 148 on the Aqua Line is the nearest, and most projects here need a feeder leg to reach it. See the rest of the sector in Sector 150 Noida.
Prateek’s own project page claims 15 minutes from Jewar airport while Prateek’s own blog puts the airport at roughly 30 to 40 km depending on route. Where a developer contradicts itself, we use the more conservative figure. The airport opened on 28 March 2026 with commercial services from 15 June 2026.
Prateek Group
Prateek Group builds across Noida and Ghaziabad. Its Sector 150 project, Prateek Canary, is registered not to a Prateek-named company but to Strongbiz Propbuild Private Limited, CIN U70102UP2016PTC077239, registered at Prateek Pro-Menage, A-42, Sector 67, Noida, with Prashant Kumar Tiwari and Prateek Tiwari as directors. Its other projects on this site include Prateek Edifice, Prateek Stylome and Prateek Wisteria.
Developing through a project-specific company is normal practice and not a concern in itself, but it is worth knowing before you sign, because your agreement will name that company rather than Prateek Group. Strongbiz has authorised and paid-up capital of ₹1,00,000, which is typical for a special purpose vehicle and means the project’s own cash flows, not the company’s balance sheet, are what stands behind it.
UP RERA records 15 complaints against Prateek Canary. We found no insolvency proceeding against Strongbiz Propbuild, which is listed as active. When the new project is registered we will publish the promoter company for it here alongside the RERA number.
Prateek Group has one registered project in Sector 150, Noida: Prateek Canary, UPRERAPRJ591510, on plot SC-02/A7. A further launch is anticipated and is not yet registered.
