Gaur Mulberry Mansions is a plotted land scheme at FH-02 and FH-03, Sector 1, Greater Noida West. Gaurs sells 90 land parcels of at least 10,000 square metres each, about 2.5 acres apiece, and the buyer builds the house. It carries two UP RERA registrations, UPRERAPRJ7057 and UPRERAPRJ4897, one per parcel, each held by a different Gaursons company.
We need to correct something before anything else, because this page previously carried it and you will find it nearly everywhere online. A great deal of published material describes this project as 92 luxurious limited edition villas of 4,500 square feet each, 6 BHK, priced from ₹18 crore, with possession in August 2024. None of that comes from Gaurs.
It traces to a website whose domain is the official Gaurs address with one extra letter in it. Portals then copied that page. Gaurs’s own brochure and its own project page say something completely different: 90 land parcels for 90 families, each of a minimum 10,000 square metres, under the line Your Land for Your Palace, and expressly that the respective farmhouse or mansion can be constructed after taking due approvals from GNIDA. In other words, Gaurs is selling land. You commission the building.
That is not a small distinction. It changes the product, the price basis, the approvals you need, the timeline and who carries the construction risk. If a broker quotes you a 4,500 square foot 6 BHK villa at Mulberry Mansions with an August 2024 possession, they are reading from a site that is not Gaurs.
Now the registrations, which are unusual too. There are two, and the promoters differ. UPRERAPRJ7057 covers the FH-02 parcel and is registered to Gaursons India Private Limited, of New Rajdhani Enclave, East Delhi, with a proposed completion of 30 May 2023. UPRERAPRJ4897 covers FH-03 and is registered to Gaursons Hi-Tech Infrastructure Private Limited, of Gaur Biz Park, Indirapuram, with a proposed completion of 1 November 2022. Both dates have passed and both records still read Ongoing. We could not confirm whether extensions were filed, so neither registration should be described to you as current.

Watch it with the land question in mind. Gaurs sells parcels here and the buyer builds, so anything that looks like a finished house in a film of this kind is illustrative. Gaurs also publishes several interior look films on the same channel, which show fit-out concepts rather than a standing product.

There is no floor plan for this project and no built-up area to quote, because there is no building until you commission one. What is sold is a land parcel.
Gaurs publishes the parcel size and the parcel count and nothing else. There is no genuine price source anywhere that we could find.
*Gaurs publishes no price for this project on its own site or in its brochure. The figures circulating online, ₹18 crore onwards and a pricing table showing 6 BHK at 4,500 sq ft on request, come from a website whose domain imitates the official Gaurs address, and from portals that copied it. We have not reproduced them. The scheme area is given in the Gaurs brochure as 101 hectares, or 250 acres; note that 90 parcels of 2.5 acres is 225 acres, so the balance is presumably roads and common land, and the same 250 acre figure is used in marketing copy for the wider Gaur City township. Stamp duty, registration, GNIDA charges and your own construction cost are all extra.

Gaurs publishes no amenity schedule for this project, and on a land scheme that is the honest answer rather than an omission. The brochure is a land parcel document.
The amenity list circulating online, which includes a private swimming pool, personal garden, smart home technology, a private gymnasium, a spa room and 24 hour concierge, comes from the imitation website. Read what it is describing: those are things you would build and staff yourself inside your own house. Presenting them as project amenities is misleading, so we have not listed them as such.
Where Gaur Mulberry Mansions stands
UPRERAPRJ7057 for the FH-02 parcel, to Gaursons India Private Limited, and UPRERAPRJ4897 for FH-03, to Gaursons Hi-Tech Infrastructure Private Limited, both dated 31 July 2017.
FH-03’s declared completion was 1 November 2022 and FH-02’s was 30 May 2023. Both have passed while both registry records still read Ongoing. We could not confirm whether extensions were filed.
This remains a land parcel scheme. Any house on a parcel is built by its owner after GNIDA approval, so there is no project handover in the usual sense.
Ask which parcel, look up that parcel’s registration on up-rera.in, and ask what extension has been filed. Then ask what common infrastructure is actually in on the ground.
Buying at Gaur Mulberry Mansions? Read this first
You are buying land, not a finished villa. The Gaurs brochure says so in terms: 90 land parcels for 90 families, minimum 10,000 square metres each, with the farmhouse or mansion to be constructed after due approvals from GNIDA. If anyone is selling you a ready 4,500 square foot 6 BHK villa here, ask them to show you where Gaurs says that, on gaursonsindia.com.
Then check the right registration. FH-02 is UPRERAPRJ7057 and FH-03 is UPRERAPRJ4897, held by two different Gaursons companies, and both declared completion dates are already in the past. Gaur Mulberry Mansions location: Sector 1, Greater Noida West
The brochure address is FH-02 and FH-03, Sector 1, Greater Noida West, Uttar Pradesh 201306, two adjoining farmhouse parcels with one registered to each Gaursons entity.
Gaurs publishes two distance statements of its own: about 10 kilometres from Noida and roughly 16 kilometres from the Delhi border. We have not published the other distances circulating online, and one of them is worth naming: a claim of one kilometre to Sector 15 metro. No operating metro line reaches Sector 1 Greater Noida West, so that figure is not plausible and it comes from the imitation site. See what else is in the area in Sector 1.
Only the two distances Gaurs publishes itself appear here. The others circulating online come from a site imitating the Gaurs domain, and one of them is not plausible.
Gaurs Group, and two promoter companies
Gaurs Group is one of the larger builders in this corridor. Its other projects on this site include Gaur Saundaryam, Gaurs The Islands and Legacy by Gaurs.
This project has two promoters, and both need naming, because a single Gaursons credit is incomplete. FH-02 is registered to Gaursons India Private Limited, at New Rajdhani Enclave, East Delhi. FH-03 is registered to Gaursons Hi-Tech Infrastructure Private Limited, at Gaur Biz Park, Indirapuram, Ghaziabad. Gaurs’s own project page names the Hi-Tech entity while its consent text names Gaursons India, which is consistent with two parcels under two companies.
We could not retrieve complaint counts for either registration, because the field was not present in the records we could read, and we are not going to estimate them. We found no NCLT or insolvency proceeding against either Gaursons entity, and ICRA maintains active credit ratings on Gaursons Hi-Tech Infrastructure.
A practical warning. There is a website whose domain is the official Gaurs address with an additional letter inserted. It carries no disclaimer and no agent RERA number, and its Mulberry Mansions page contradicts the official Gaurs brochure on what the product even is. Most of the wrong information about this project online traces back to it. The genuine domain is gaursonsindia.com.
